September might be one of my favorite months in KC. You still get a few summer days, but football is back, apples are ready, the evenings start cooling off, and suddenly a fire pit sounds pretty perfect.

This is one of those pricing strategies that sounds logical on paper: “Let’s start high. We can always negotiate down.”

The problem? You may lose potential buyers before there’s ever a chance to negotiate.

Buyers are comparing your home to everything else available in that price range. If the value doesn’t feel right, they often skip your home altogether. Fewer interested buyers usually means less negotiating power, not more.

The goal isn’t to leave room to negotiate. It’s to price strategically enough to get the right buyers through the door.

Fall decorating doesn’t have to mean pumpkins on every surface. 🍂

I’m much more into the little swaps that make a home feel like fall: warmer lighting, richer textures, natural wood and woven pieces, a few seasonal stems and cozy throws you actually want to use.

The best part? Most of these can transition right into winter without redecorating your entire house.

I’m VERY into this shift. After years of knocking down every wall possible, defined spaces are making their way back into homes.

But we’re not exactly going back to closed-off floor plans either. Semi-open concept gives you the best of both: rooms that feel connected, with just enough separation for a little privacy, less noise, and, let’s be real, somewhere to hide the kitchen mess.

Think glass doors, wide cased openings, partial walls, and other architectural details that create zones without cutting off light or flow.
