This week's Overlooked List in the Kansas City Metro!

Remember: Good houses don't stop being good just because they've been sitting.

This is a list of homes where a homeowner raised their hand and said I WANT TO SELL but it's been at least 30 days since they went on the market and they have yet to receive an offer they are willing to accept.

Data shows us the longer a house sits on the market, the fewer showings it gets. People like to see the new and shiny things, as it's where the emotion is captured.

Why does this matter to you?

As a buyer, this means the ball is in your court to put in an offer with the terms YOU want in order to make this purchase.

When you do this, the seller has 3 options:

- Decline

I always said I’d never let my kids have screens.

And then I had kids and, well, I changed my mind.

When that happened I said I’d never let them have their own screens.

And then I wanted to be able to control their time on it and limit their contacts and know what apps they were using, so I bought them.

When that happened I said I’d limit their time to one hour a day. Period. Hard stop.

And then I started helping people sell house and buy homes which can mean back-to-back showings.

So here we are… A/B testing the rules.

My kids have very strong opinions about houses, and, as they're kids, they don't hold those back.
.. at least when talking to me.

When I tell them I'm looking at houses they say, "but not for us, right? We never want to move!"

That changed last night when they were able to join me at a new listing.

The street was named after it's description - Lake Forest Drive. It is a drive between a lake and a forest. Literally. And this house (with a rare 2 car garage and driveway!) sits right off the water with a protected forest in the back.

"Mom, can we buy this house?" they both begged.

Unfortunately we can't - but maybe you can so we can come visit ;)

Hollering from the bathroom my youngest yelled, “Mom! I wish we didn’t have to wipe!”

It was at that moment he learned there is a toilet called a “bidet” that was created for that very reason.

… and it just so happens to exist in this remodeled primary en-suite bathroom that’s going to be for sale on Wednesday - if someone doesn’t buy it sight unseen first!

While a lot more common in Europe, I’ve seen a few of these fancy toilets in KC.

“How soon can you get my house on the market?” a friend called me this morning and wanted to know.

“Technically today but…” I said.

“Ok, send me the paperwork!” he replied.

And here we are… 12 hours since the inquiring phone call and this 5 bedroom, 3 bath lake-front-wooded-back home in one of KC’s best kept secret neighborhoods is officially in pre-mls.
