My top spring tip for sellers: don’t make buyers do mental math. When buyers walk through a home, they are already comparing it to everything else they have seen. If they start thinking: Okay, if we redo the kitchen… replace the floors… update the bathrooms… They are not adding value. They are subtracting it. Spring buyers move quickly. The homes that get the strongest response are the ones where the price and the condition make sense immediately. If buyers have to calculate the value, they usually just move on to the next one. 🏡
