🙌🏼 CLOSED 🙌🏼 Congrats to my newest first time home buyer on closing on this Historic NE cutie! With so much original character, I can’t wait to see the updates she makes in the years to come. This is one of my favorite areas to sell homes in, one because of the historic charm, but also because of the affordability and less competition. Making my buyer clients feel like they’re winning makes my heart so happy for them ❤️❤️❤️

This closing is the perfect example of patience.

A couple years ago, I helped my dear friend Nicole purchase this duplex with plans to live on one side and rent out the other. She invested significant time, money, and care into updating the property. Before long, she found herself living in a different city and managing the property as a landlord from afar that wasn’t ideal. So we listed it.

Because of the significant improvements she made in such a short time, I knew it was going to take some time because of price point. Over the past several months, we received a few lowball offers from traditional investors who simply couldn’t put the value she had created to the numbers they needed. I knew all along we needed to find an owner occupant buyer.

So we waited. And she trusted the process. Eventually, the right buyer came along, the perfect owner-occupant who saw the same opportunity and value that she saw when she first purchased it.

The cherry on top was when it appraised at contract value, validating both the updates she made and what we knew all along: those earlier lowball offers simply didn’t reflect the true value of this property.

Last week marked my 200th property sold 🤘🏼
But I have to say it...this industry isn’t about sales. It’s about people ❤️

It’s about trust, relationships, and showing up when someone is making one the biggest decisions of their life. It’s a service we provide by problem solving, navigating and teaching the process along the way, knowing the right people to call when inspection items pop up, managing emotions, keeping things on track to get to the closing table on time, and everything in between.

For me, it’s always been about helping people plant roots, so they have the freedom to spread their wings. Every door opened means something bigger for each person, whether it’s a fresh start, growing a family, creating a life and community that truly feels like home, or taking big risks.

So when you see ‘SOLD’ on my posts, just know that it’s not about the transaction. There’s a story behind it. And I’m so grateful to be part of all 200 of them.

😍 CLOSED x2 😍 A huge congrats to my seller / buyer clients on closing on both their properties! We had 6 offers on their Roeland Park bungalow and even though we had to get competitive to snag this Shawnee beauty, it still appraised at full contract price. I just love that they traded a front screened in porch for a back screened in porch, priorities amiright? I’m so happy for them to find something they can continue to grow into ❤️

🙌🏼 CLOSED 🙌🏼 Congrats to my newest homebuyer on closing on this Westport condo cutie. Moving from St. Louis, I can’t wait to welcome her and show her around town. The condo market is always a little slower than the single family home market, making it perfect for those that don’t need as much space and not as much competition in this market.

That might sound like a downside for sellers, but in the right building some sellers turn their condos into their first incoming producing property with lower maintenance than a house. There’s always pros and cons with any real estate property, it’s a long term investment either way.

Last week I had the honor of spending the day at Shawnee Mission East High School with some of their aspiring entrepreneurs.

I joined a panel with some incredible business owners, then sat down in breakout groups to have up close conversations about building something from the ground up. They asked thoughtful questions about real estate, travel, taking risks, and what it really looks like to bet on yourself.

One of the most meaningful parts of what I do is connecting with others and this was the perfect day to do just that 🫶🏼
