Homes in the $300K–$500K range are moving in under 2 months of supply. That's still a strong seller's market, even with headlines saying things are cooling.

But here's the shift: buyers aren't panic-buying anymore. The days of waiving inspections and offering 15% over asking are behind us. Buyers today are prepared, price-savvy, and they know their numbers.

What that means for you as a seller:

βœ… Priced right + shown well = still moves fast
❌ Priced high "to leave room to negotiate" = sits, goes stale, and often sells for LESS than if you'd priced it right from day one

A little about me: I'm a mom of 3 ❀️ (chaos, snacks, and carpool lines are basically my second job), and I moved to Kansas City 9 years ago to raise my family here. I might not be from here, but have deep roots here and love this city and all it has to offer. Before you knew me as a Realtor...

I was simply someone who loved helping people. Real estate just became the way I get to do that every day. Every client has a different story. Different dreams. Different worries. Different goals.

And it's something I'll never take for granted when someone trusts me to be part of such an important chapter in their life. Yes, I help people buy and sell homes.

But more importantly... I help people through change. I'm grateful for every conversation, every family, and every set of keys I get to hand over.
