This week my good friends bought their dream home 🙌🏻😍

There’s so many great things I can say about Matt & Katie, and I’m grateful to know this couple! Matt has been my go to roofer for years, and still to this day I will never use any other roofing company. Hands down the best in the business!

It’s such a special closing because I also helped them purchase their first home around this time just two years ago! And it truly means the world to me that they’d trust me enough to help again 🙏🏻

All of my closings are special, but this one was very heartwarming for me for many reasons 🙏🏻

Keaira was referred to me from a great past client/friend of mine. When Keaira & I first met she mentioned her frustrations to me of trying to buy a home for so many years with zero success. We strategically laid out a game-plan to change that narrative. In less than 2 months, I can proudly say she’s purchased her first home 👏🏻. BUT it gets even better…
Not only did she buy her first home, but she didn’t have to bring a single DIME to the closing table. As a matter of fact, she got PAID to buy her home (see other slide). AND the home appraised for well above what she paid for the home. Don’t tell me God won’t do it 🙌🏻

This is great news! 💪🏼

However, with every change comes with a different challenge. If rates continue to go downward in 2024, as a buyer you will have to expect to compete with a plethora of other buyers which means higher prices and less negotiating power. Whether it's buying now to negotiate a better deal or it's waiting to get a lower interest rate, you have to determine what's going to be the best for your family!

I helped this client find a great investment rental property in an amazing area. With a bit of negotiation, my buyer was able to secure the home roughly $30k below asking price. And now makes a very good return on their rental income! 💰
