u to a lender to find out the best loan program available to you, then we will see how much you qualify for, what type of interest rate you will get and what monthly payment you are comfortable with. (Just because you qualify for a $200,000 home, doesn't mean you are comfortable with that monthly payment.) Once we get that established, I will begin the process of finding out what amenities are important to you, what area you would like to live in and any other factors that are important to you. Then we will begin the hunt for your dream home! I will help you all the way through the process, making sure everything is done correctly, legally and in your best interest. I love to work with first-time homebuyers! I love their enthusiasm and appreciation! I also enjoy working with investors! I love to help make people money and/or secure their future! I enjoy helping families that are moving up to their true dream home! I also like helping people downsize if that is what they need, I am making them money too! I really love working with all types of buyers! I also help sellers realize their dreams! Do you want to move to a bigger house? A different area? A whole new state? I love to be able to help people with this endeavor! It is very important to have the right person assisting you with this process! It is also very important for the sellers to recognize that I have their best interest at stake and that everything I tell you is absolutely the truth. I know how important this investment is for everyone, I know how important it is that sellers make the most money in the least amount of time when they are trying to sell a house. I am negotiable with my listing rates, while recognizing the importance of paying the selling agent (if it is other than me) an amount that will make them want to show your home. I can accomodate every type of scenario out there, if you have very little equity, or plenty of equity but need to sell quickly or you are somewhere in the middle. I am sure I can help every seller, through patience and understanding what is the most important thing to them. Just know that no matter what capacity I am assisting you in that I will always have your best interest at stake! I will always be honest, patient and informative! I will help you as much or as little as you want! I also promise that we will still be friends in the end!

How important is it to work with a professional with professional resources?? I just referred my clients to an insurance agent that saved them $2200/year on their homeowners policy!! Brand new construction, lender chose the insurance company (on behalf of the buyer), policy was $3800/year!! One of my preferred partners got them a policy for $1600!!! πŸ˜²πŸ˜πŸŽ‰πŸ₯‚

FEMA flood rates are changing October 1st! Your rate will not be based solely on your zone and elevation. They will use those factors in addition to others such as proximity to a body of water and features of your particular home, such as square footage and number of stories, homes will be rated individually. They are also saying there will be no more grandfathering and policies will not be transferrable (but they have said both of those before and still allowed it, so we will see). Make sure you have a trusted insurance agent with all of the latest details on the FEMA flood rates! If you would like a recommendation I would be happy to provide one! :-)
