The Wall Street Journal/Realtor. com Housing Market Ranking Spring 2026 was just released, and a lot of folks are treating it like a scoreboard.

Let’s talk about what it actually means—because most of the takes I’m seeing miss the point.

First, the top of the list.

Markets like Toledo and Cleveland are sitting at or near the top.

That’s not because they suddenly became the “best” places to live.

It’s because they check the boxes this ranking rewards:

* Lower price points
* Demand picking up quickly
* Prices rising faster (percentage-wise)

If you start cheap and heat up fast, you shoot up this list. Simple as that.

Now let’s look at Alabama—and this is where people start drawing the wrong conclusions.



Huntsville

* Spring 2026: #42
* Previous report: ~ #35
* One year ago: Top 25

Huntsville didn’t “fall off.” It stopped sprinting. After a multi-year run, things are normalizing. Less frenzy, more balance. That’s not a problem—that’s what sustainability looks like.



Birmingham

* Spring 2026: #58
* Previous report: ~ #50
* One year ago: ~ #35–40

Birmingham is the definition of steady. It’s not chasing headlines, and because of that, it’s not climbing rankings. But steady markets don’t make headlines—they make money over time.



Montgomery

* Spring 2026: #96
* Previous report: ~ #85–90
* One year ago: ~ #70–75

Montgomery slid more on paper, but here’s the reality: the suburbs are doing the heavy lifting. Prattville, Pike Road, Millbrook—those areas are tighter and more competitive than this ranking suggests.



Mobile

* Spring 2026: ~ #120
* Previous report: ~ #110
* One year ago: ~ #95–100

Mobile doesn’t even try to win this kind of ranking. It’s slower, more stable, more inventory. Not flashy—but if you’re an investor, you understand why that matters.



Here’s the part nobody wants to say out loud:

These rankings reward heat… not health.

They reward:

* Fast price jumps
* Tight inventory
* Competitive pressure

What they don’t reward:

* Stability
* Affordability
* Long-term sustainability

So yes—Alabama slid in the rankings.

But ask yourself this:

Would you rather be in a market that’s spiking right now…
or one that’s still standing strong five years from now?

Because those are usually two very different places.

What the “Housing for the 21st Century Act” Could Mean for Prattville & the River Region

There’s a lot of talk in Washington about housing supply and affordability. One proposal moving through Congress right now is the Housing for the 21st Century Act — a broad package aimed at increasing housing production and modernizing housing policy.

Where it stands right now:
• Passed the U.S. House with overwhelming bipartisan support (390–9)
• All members of Alabama’s House delegation voted YES
• Now sits in the U.S. Senate for consideration
• Not law yet

So this is mid-process — but it’s one of the most significant housing bills in years.

1. Incentives to Build More Homes

The bill focuses heavily on increasing housing supply—especially starter homes and workforce housing.
Local angle: Prattville and the River Region have strong demand but limited inventory at attainable price points. More incentives for builders could help close the gap between what local households earn and what homes cost.

2. Zoning & Land-Use Encouragement

It encourages local governments to modernize zoning—smaller lots, townhomes, duplexes, and mixed-use development.
Local angle: Smart growth options could help Prattville remain The Preferred Community while still making room for teachers, first responders, young families, and retirees who want to stay here.

3. Support for First-Time Buyers

The act expands tools tied to financing, tax credits, and down-payment support concepts.
Local angle: Many River Region renters could buy with the right support—but rising prices and rates make that harder than it should be.

4. Workforce & Attainable Housing Funding

There’s funding proposed for workforce housing and preservation of older housing stock.
Local angle: That matters for households earning under roughly $75K — a meaningful share of our local workforce.

5. Infrastructure + Housing Planning

The proposal ties housing funding with infrastructure planning.
Local angle: Growth in the River Region has to be coordinated. Housing without infrastructure strains services; infrastructure without housing limits economic development.

6. Local Control Remains

The bill encourages changes through incentives rather than mandates.
Local angle: Prattville and surrounding communities keep local control while gaining more tools if they choose to expand housing options.

Why this matters here

Prattville’s median household income is strong for the region, but entry-level and workforce housing remains tight. When housing options don’t match local incomes, it affects:
• workforce recruitment
• school stability
• business growth
• long-term affordability

More supply — at the right price points — helps everyone from first-time buyers to move-up sellers.

Bottom line

The Housing for the 21st Century Act is fundamentally a supply-focused housing bill.
It has cleared the House, Alabama’s delegation supported it, and it’s now in the Senate.

If even parts of it become law, communities like Prattville and the River Region could see more tools to create attainable housing while continuing to grow responsibly.

Housing policy in D.C. doesn’t always feel close to home.
But sooner or later, it shows up in what’s for sale on our streets.

HELP WANTED – MAINTENANCE & TURNOVER CONTRACTORS (1099)

Bo Evans Realty is expanding our vendor network and is currently seeking qualified 1099 contractors for two distinct roles supporting our growing property management portfolio across the River Region.

⚠️ These are two separate positions with different scopes of work. Please apply only for the role that best fits your experience.

POSITION #1: Maintenance Vendor / Handyman (Occupied Units)

This role focuses on ongoing maintenance and in-lease repairs at occupied properties.
Typical Work Includes
* Plumbing repairs (leaks, faucets, toilets, disposals)
* Electrical repairs (outlets, switches, fixtures)
* Appliance troubleshooting and minor repairs
* Door, lock, and hardware repairs
Light carpentry, including but not limited to:
* Door adjustments and repairs
* Trim and baseboard repair or replacement
* Cabinet hardware repair and alignment
* Shelving installation or repair
* Minor framing or structural repairs (non-load-bearing)
* Sheetrock repair, including patching holes, repairing minor water damage, and preparing surfaces for paint
* Preventive maintenance tasks
* Safety and habitability repairs
⚠️ This position requires hands-on repair skills. Painting-only or cosmetic-only contractors are not a fit for this role.

What We’re Looking For
Proven handyman or maintenance experience
* Strong troubleshooting and diagnostic skills
* Professional communication with tenants
* Reliable transportation and your own tools
* Ability to work independently and follow scopes
* Licensed, bonded, and insured
* Experience or knowledge of property management software is a plus, especially experience with AppFolio

Best Fit If You:
* Prefer steady service calls
* Take pride in fixing problems correctly the first time
* Want consistent work without chasing homeowners

POSITION #2: Turnover Contractor / Make-Ready Crew (Vacant Units)

This role focuses exclusively on unit turnovers between tenants. No occupied units.

Typical Work Includes
* Interior painting and minor drywall repair
* Fixture, hardware, and blind replacement
* Lock changes / rekey coordination
* Appliance installs or replacements (as scoped)
* Punch list completion
* Preparing units for move-in readiness

What We’re Looking For:
* Turnover or make-ready experience
* Ability to work from standardized checklists
* Fast, efficient turnaround
* Own tools and transportation
* Ability to complete multiple units per month
* Licensed, bonded, and insured
* Experience or knowledge of property management software is a plus, especially experience with AppFolio

Best Fit If You:
* Like fast, repeatable work
* Prefer vacant units and clear scopes
* Want batch work and predictable volume
