Bigger isn't always better.

A thoughtfully designed home often feels more comfortable than one with extra rooms that rarely get used.

Focus on quality instead of simply chasing square footage.

📅 Today was supposed to be a record day for me. 3 closings scheduled. A day I’d remember. I took this photo at 8:00 am.
Well, I’ll remember it. Just not the way I planned.
I told you a few days ago that mortgage companies don’t love handing a new buyer a sub-3% interest rate through an assumption and today, that played out in real time. The assumption department finally got the buyer’s docs to title just before 3:00pm. Recording cutoff was 4:45pm. Already cutting it close.
Then, minutes before 5:00pm, after everyone had done everything right, and on time on our end, we got the call: escrow didn’t have the correct documentation from the assumption department. We couldn’t close.
The cherry on top? The assumption department only processes closings between the 2nd and 14th of the month. Today is the 14th. Not the 13th. Not the 15th. The literal last day. WTH.
And it’s Friday. The buyers’ departing home already closed meaning tonight, they are officially homeless, through absolutely no fault of their own, because a department couldn’t get paperwork right in time.
This is the part of the job people don’t see. It’s not just signs and open houses, it’s fighting for buyers and sellers against timelines and systems that don’t care how ready everyone is. It’s advocating, pushing, and absorbing the stress so our clients don’t have to.
To every listing agent and buyer’s agent who’s had a day like this, I see you. We’ll get this one closed. Just not today. We are praying for Monday.
