• Months supply decreased from 8.1 → 7.0
• Average days on market dropped from 123 → 72 days
• Average sales price increased from $1.25M → $1.41M

What It Means
We’re seeing a clear shift toward a more active luxury market. Homes are selling faster, and buyers are showing a willingness to pay more—but they remain selective, favoring well-positioned and high-quality properties.

Strategic Takeaway
For sellers: this is an improving window of opportunity, but success still depends on presentation and pricing strategy.
For buyers: competition is increasing, especially for standout homes—timing and decisiveness matter.
