I will never, ever judge your house. 🙈

Let me tell you why.

Years ago I was young, pregnant, and broke. Like, counting-quarters broke.

I couldn't afford hardwood floors. So I bought contact paper, the peel-and-stick kind, and I laid it over my ugly linoleum to make it look like wood.

Was it beautiful? Yes..from a distance 😅

So when I walk into your house, I promise you I am not looking at the outdated counters or the carpet you keep apologizing for or the project you never finished. I'm looking at a home somebody built out of real life. I've stood on that contact paper floor. I get it.

These shoes are ugly. 👟

Like, objectively. My Yeezy 450s look like something that washed up on an alien beach. And I love them because they're comfortable but you wont see me out and about in them often 😅

Here's the thing though... remember when Crocs were the ugliest shoe on earth? Now everybody's got a pair. Turns out the world eventually catches up to comfort.

I know it's tempting. The house is worth a lot to you, so why not aim high and leave room, right? Here's the problem... buyers can smell an overpriced listing, and the ones who could afford it never even come look. The home sits. Then come the price drops. And a stale listing almost always sells for less than a well-priced one would have.

The first two weeks on the market are your best two weeks. I'd rather price it right and use them than gamble them away chasing a number that scares everyone off.

Okay Prescott, little trip down memory lane.

I'm standing in front of an empty storefront at the mall, and I'm not asking because I forgot... I'm asking because I'm curious how many of you remember. For absolutely zero dollars: what store used to be right here?

I rode the little mall bull. In public. As a grown woman with a real estate license.

And honestly? That's kind of the whole point.

Somewhere along the way, ""professional"" started meaning stiff, boring, and impossible to reach. I don't buy it. You can take the work dead seriously without taking yourself seriously... and the people I get to help buy and sell homes around Prescott seem to like it that way.

So yes, I'll make you laugh. I'll also fight for your price, tell you the truth when something's a bad deal, and answer my phone when you call.
