Went out and had this fancy waterfront sign made, got it printed, installed it, stood back to admire it... and the house sold like a day later. 😂

At this point I’ve barely gotten my money’s worth out of the sign.

So if anybody knows someone thinking about selling a waterfront home around Southern Maryland, I need more opportunities to use this thing. 😁

Most sellers focus on the “bones” of the house.

But buyers emotionally react to what they SEE.

Old carpet, worn flooring, outdated countertops, and neglected cosmetic issues can cost you far more in your final offer than the actual cost to fix them.

People make emotional decisions first, then justify them with logic.

Trump has floated several proposals this year aimed at stimulating the housing market.

Some of the earlier ideas, like 40 year mortgages, no minimum credit scores, and portable mortgages, were unlikely to do much if anything to help buyers struggling in today’s market.

The portable mortgage idea sounds the best but is still just an idea and there are not enough details to give an opinion.

Now there are two new proposals getting attention.

#1 - Block corporate purchasing of residential homes.
Large corporations are going into residential housing markets, competing with regular Americans, buying homes and turning them into rentals.

This is bad 100% of the time. It drives up housing costs and changes neighborhoods.

Fortunately it doesn't affect very many people in Maryland at least not around here. There are a few but not enough to make a meaningful impact.

#2. - Fannie and Freddie purchasing 200 billion in mortgage backed securities.

This one has the most potential to help the average American, but its impact is unknown. Mortgage interest rates are set by speculative investors based on perceived return on investment.

How this will impact the market is unclear, but any decrease in mortgage interest rates would help struggling homebuyers and sellers.

I will say I appreciate the emphasis on this topic because its causing the average first time home buyer to wait until they are 40 to purchase a home and that's not healthy for our country...

Mine, not in this order: Get back out into nature. On the water, fishing nature.
