Waiting for rates to drop sounds like the smart move, and I get why.
The thing most people don’t realize? When (and IF) rates drop, a LOT of buyers are waiting for that same moment.
More buyers = more competition.
More competition = bidding wars.
And bidding wars usually mean higher prices.
So while your rate might be a little lower, the purchase price is often higher… and that can cancel out the “savings.”

There’s no one-size-fits-all answer, but timing the market is rarely as simple as it sounds.

For this CMA, the difference between the Zillow estimate and the actual market value was over $100,000 😳, and while that isn’t typical for every home, it can happen, especially when:
• A home has been owned by one person or family for 20+ years
• Updates haven’t been tracked online
• Repairs, additions, or improvements weren’t reported
• Zillow is missing local market context (which happens a lot!)
Even when it’s not a six-figure difference, Zillow has a habit of being way off-sometimes $30k low, sometimes $30k high. Online estimates can’t see condition, upgrades, neighborhood demand, or the way your specific home compares to others actually selling right now.

That’s why a real CMA matters.
