Buying a home is a long-term investment. That means you need to consider your long term needs. Family growth, business growth, location, career, etc can all play into this important decision. In order for a house to be cost effective to buy, you really should be in it for longer than 4-5 years.

From a Seller's point-of-view this may not be a problem, but be sure to check what contingencies are attached to each respective offer. Typically, the least amount of contingencies; the more seller-friendly the offer.

Be aware that if you are selling, chances are you can find yourself on the buyer-side of the bidding war and that isn't an easy place to be.

It is important that you research locations that you find desirable because your agent CANNOT use this information when finding you houses because it can be considered steering (legal issue).
Phrases like "safe neighborhood" and "low crime area" are ambiguous. When giving your location preferences, use towns/cities, counties, or school zones. You can discriminate based on location; your agent CANNOT.

With home offers coming in over asking price, its important to know that the appraisal will likely be lower than the offers as well. Last year, this was a result of buyer FOMO-ing (Fear Of Missing Out) into a lower interest rate. This year we aren't seeing the larger offering of last year but they're still over asking because inventory has remained low compared to the normal house market.

From a buyer's perspective, this can be rough. Bidding wars are no joke and very stressful. We all remember when houses were going for 40k over asking in 2021, but those times have past for now. There may be some opportunities for more reasonable prices with house that have been on the market longer and Seller's will tend to go for offers with more agreeable terms. Flexibility is very attractive to Seller's and the Real Estate Agents advising them.

From a Seller's perspective, the only downside is selling your home and entering the market as a buyer themselves.

That is why as a seller is it important to price your house to the market so that you're not sitting on the market for too long.
