Nobody talks enough about this part of divorce…

Sometimes we fight so hard to keep the house that we forget to ask the bigger question:

Can this house realistically support the life I’m rebuilding?

Because after divorce, the numbers can look very different.

I've been there. Not just as a realtor who has helped women navigate this decision — but as a woman who has personally sat with that fear at 2am wondering what comes next.

Before you fall in love with a house — know this number first. 🏡

Because falling in love with a home you cannot comfortably afford is one of the most heartbreaking experiences in this process.
Here is how to figure out what you can actually afford:

Start with your take home pay — not your gross income — your actual monthly take home after taxes

Use the 28% rule — your monthly mortgage payment should ideally be no more than 28% of your gross monthly income (your lender can discuss this to you in more depth)

Factor in ALL the costs — mortgage, taxes, insurance, HOA fees, and maintenance

Know your debt — lenders look at your full debt picture including closing costs which typically run between two and four percent of your loan amount

Here is the truth — knowing your number before you start looking is not limiting. It is liberating.

It means every home you walk into is one you can actually see yourself living in — comfortably and confidently.

Here is what they are really looking at:

Your credit score — most landlords require a minimum score of 650 though this can vary by property Simple Fast Loans

Your income — landlords typically want to see that your gross monthly income is at least three times the monthly rent Simple Fast Loans

Your rental history — have you paid on time and left previous places in good condition

Your application completeness — missing documents slow everything down and signal unpreparedness

The good news? Every single one of these things is something you can prepare for before you ever submit an application.

Knowing what a landlord sees before you apply puts you miles ahead of everyone else.
