1. Price your home competitively to attract buyers and sell for the highest dollar

2. Always be ready for a showing - wash dirty dishes in the sink, make the beds, open blinds and curtains, minimize clutter, keep closets clean, and do whatever else you can to prepare for any last minute showings. The more flexible you can be, the better!

3. Use a real estate agent, but not just any agent! It’s important to work with a realtor you can trust, someone who communicates well and can understand you. If you’re going to work with a real estate agent, your personalities need to be compatible.

4. Depersonalize and declutter as much as possible! This will allow potential buyers to envision their belongings in your home, and will also make your home look more spacious.

5. Paint a picture of your “ultimate offer”. Think about your desired timeframes, home price, contingencies, etc. Once your offers start coming in, you’ll know which one is the “perfect offer” for your situation.

What is the difference between Market Value and Appraised Value?
The market value of a home is the price a buyer is willing to pay for a property, based on the features and overall condition, supply and demand, the real estate market, and the location and neighborhood of the home.

The appraised value of a home is a professional opinion of an appraiser. Your mortgage lender will require you to have a home appraisal to ensure the property is worth its purchase price before they’ll issue a loan.

If the appraisal comes in lower than the agreed-upon sale price, the lender will not approve the loan. If this happens, the buyer and seller will need to negotiate and come up with a mutually beneficial solution to save the deal.

If the appraisal comes in higher than the agreed-upon sale price, buyers will have instant equity in their new home. This means they'll actually pay less than the homes market value!

TRUE OR FALSE: The Highest Offer Always Wins

Although it might be shocking to hear, this is false!

When it comes to accepting an offer, the highest price doesn't always win. Why? Along with the offer price, there are many factors to consider before accepting an offer. This may include (but is not subject to) financing, closing dates, buyer letters, contingencies, appraisals, inspections, cash offers, etc.

Putting in an over-asking offer will indeed boost your chance of getting accepted. But just because you have the highest offer doesn't mean you're guaranteed to get accepted. It truly just depends on the sellers' needs, timeline, and preferences!

What is an “As-Is” property? Let me explain.
When a home is marked “As-Is”, the seller will not address any current issues with the house.

Typically, if the buyer finds a problem with the property, they can request that the seller (and current homeowner) pay to have it fixed before closing. But with an “as-is” property, you can either take or leave the house - regardless of how many issues may come to light.

Some times, it can be a red flag if a property is listed “as-is”. But that being said, purchasing an "as-is" home isn't always a bad idea! I have many clients who have gone this route. It's just important to know what to look out for and be aware of what you’re getting into before fully committing to buying a house.

Have you had the value of your home checked lately?
If not, you might want to consider getting a CMA (Competitive Market Analysis) from a real estate agent to find out how much your home is worth.

If you’ve owned your home for some time (12 months+), the value has increased, and your credit score is good, it might be the right time to refinance your home.

Here’s a scenario where it would make sense to refinance.

Say you owe $300,000 on your home, and it’s now worth $400,000. This means your home equity is $100,000.

You’ll still want to have at least 20 percent in equity after the refinance (some lenders may go lower), so that gives you $60,000 available to cash-out on.

Why should you refinance? Here are some of the benefits:

- A better mortgage rate

- Lower mortgage payments

- Shorten your mortgage term

- More predictable costs

- Borrow money

- And more!
