🌳 Sometimes the best things about living in a small town aren't found on a map or in a real estate listing.

❀️ They're found in the people.

After the storms this weekend, a large tree limb came down across the end of our driveway. I reached out to a neighbor, hoping she might know someone who could help.

A few minutes later...

πŸͺš Someone showed up with a chainsaw.

No questions.

No hesitation.

Just neighbors helping neighbors.

That simple moment inspired this week's blog, and I have to admit...it's one of my favorites I've ever written.

The truth is that most of the work that gets buyers and sellers to the closing table happens behind the scenes. Negotiations, inspections, appraisal issues, title concerns, contract deadlines, lender communication, and problem-solving rarely make it into a Facebook post.

That's why I believe attention isn't the same as expertise.

🚩 Home inspection reports can be scary.

I've seen buyers panic over peeling paint and old carpet... and I've seen buyers completely overlook issues that could cost thousands later.

The truth is not every red flag is a dealbreaker.

Some are simple fixes.
Some are negotiation opportunities.
Some deserve a closer look from a professional.

I recently worked through an Evansville transaction that had everything from basement water concerns to FHA-required repairs, and it was a great reminder that understanding the problem is more important than reacting to it.

Before you walk away from a house you love, or ignore an issue because it "doesn't seem that bad," take a few minutes to read this week's blog.
