Breaker panel called out sick today… so we brought it in for an inspection.

A Band-Aid might fix a scraped knee… but it definitely doesn’t fix electrical problems. Sometimes homes give us little signs they need attention — and this panel was begging for help.

Good thing we know how to prescribe the right treatment.

During this inspection, I came across an improvised electrical setup being used to power a workspace, lighting, and outlets.

The system was fed by Romex wiring connected directly to a plug, with exposed electrical connections covered by cardboard instead of being properly enclosed in a junction box.

While this type of setup may appear to work, it is not a proper or safe installation and can lead to electrical issues over time, especially when in use.

This is a good example of the kinds of conditions that can go unnoticed without a thorough inspection.

Dynamic Inspections LLC provides detailed home and building inspections throughout Mercer County, Burlington County, and surrounding areas.

Foundation Water Intrusion: Causes, Soil Conditions, and How to Prevent Costly Damage

Standing water observed along the foundation wall in the crawlspace, indicating active foundation water intrusion and poor exterior drainage conditions. What Is Foundation Water Intrusion and Why It Matters Foundation water intrusion is one of the most common—and misunderstood—issues affecting homes. At its core, foundation water intrusion refers to any condition where water enters or accumulates around the foundation, eventually making its way into a basement or crawlspace....

Water around your foundation isn’t just a nuisance—it’s the start of costly damage. Learn how soil, grading, gutters, and drainage systems all work together to either protect your home or cause serious foundation water intrusion.

We were called back to this property for the FOURTH lead clearance inspection.

After any lead abatement project, clearance testing isn’t optional—it’s a critical step to confirm the space is safe for reoccupancy. That means proper containment, detailed cleaning, and verification through dust wipe sampling.

In this case, containment wasn’t properly maintained, and there are also exterior lead hazards—including deteriorated lead-based paint—that continue to impact the interior environment.

This is exactly why clearance testing exists. It protects families from ongoing exposure and ensures the work was done correctly the first time.

If you’re dealing with lead-based paint, don’t cut corners—follow the full process.

Due diligence matters when buying a home.

Hidden environmental concerns like underground oil tanks, radon, lead, and asbestos aren’t always visible—but they can have serious impacts on health, safety, and future costs.

During this inspection, we conducted an oil tank sweep to identify potential underground storage tanks (USTs), along with evaluating other key environmental risks.

Knowing what’s below the surface—and in the air—helps you make informed decisions before closing.

From crawlspaces to living rooms, I’m out here making the invisible… visible.

Today’s indoor air quality investigation told a story:
• Formaldehyde levels reached 27 µg/m³ in the crawlspace
• 19 µg/m³ in the kitchen
• 10 µg/m³ on the third floor

That gradient matters. It helps pinpoint sources, airflow patterns, and how contaminants move through a home.

Paired with real-time monitoring of CO₂, particulates, and VOCs, this is how we go beyond guesswork and deliver real answers.

Whether it’s a home, commercial space, or a sensitive environment—air quality isn’t just comfort… it’s health.

Structural brick wall… with mortar so deteriorated you can stick a finger in it—and wood shims holding a brick in place 😳

This isn’t a repair. This compromises the wall’s integrity and can lead to movement and water intrusion.

Proper fix = professional repointing, not shortcuts.
