Ten new listings came to market last week in Princeton, including 2 in Coming Soon status, at an average list price of $1,653,700 and a median of $1,625,000.

Three properties went under contract at an average list price of $1,849,333, averaging just 4 days on market, including one listed at $3,850,000, reflecting continued activity at the upper end of the market.

Four properties closed at an average sale price of $1,173,750 and a median of $1,040,000, representing 94.3% of original list price. While one property's 498 days on market elevated the average, the other three went under contract in an average of 25 days.

Well-priced, well-positioned homes continue to move, and this week's under-contract activity shows buyers are engaged across all price points.

This feels like a meaningful full-circle moment for me.

Inventory continued to build last week, with 17 new listings hitting the market at an average price of $1,854,600 and an average of just 5 days on market.

Seven properties went under contract. While the reported average days on market was 83, one property had been listed for 365 days and skewed the figure significantly. Excluding that outlier, the remaining six properties averaged approximately 36 days on market. Notably, one of the seven properties was listed at $4,650,000, reflecting continued activity at the upper end of the market.

Four properties closed at an average sale price of $1,446,875 and a median of $1,100,000, representing 98.2% of list price overall, after an average of 52 days on market.

Well-positioned homes across multiple price points continue to attract buyer interest, even as inventory levels increase.

The Princeton spring market continued to gain momentum in April, with buyer activity increasing significantly despite inventory remaining constrained.

While broader headlines may suggest moderation, the local market continues to tell a more nuanced story. Under contract activity increased 36% year-over-year, even as new listings remained flat.

At the same time, a notable amount of activity continues to occur off market, particularly at the higher end, meaning the publicly reported data does not fully capture the scope of current market activity.

What continues to stand out most is how resilient buyer demand remains. Well-priced and thoughtfully positioned homes are still attracting strong interest, while buyers have become increasingly disciplined around pricing and condition.
