Is the Princeton real estate market really slowing down?

September’s numbers tell a more nuanced story.

There were 23% fewer new listings than in September 2025, yet 13% more homes went under contract. Closings declined, while September’s average and median sale prices increased sharply. But with only 9 reported sales, the mix of homes sold had a significant impact on those pricing numbers.

Zooming out provides additional perspective: year-to-date, Princeton’s average sale price is approximately 1% below 2025, while the median is approximately 2% lower.

Is the Princeton real estate market really slowing down?

September’s numbers tell a more nuanced story.

New listings declined 23% compared with last September, yet 13% more homes went under contract. Only 9 sales closed during the month, and while the median and average sale prices increased sharply, the mix of homes sold was very different from a year ago.

Looking at the year-to-date numbers provides a broader perspective. Princeton’s average sale price is approximately 1% below the same period in 2025, while the median is approximately 2% lower.

The takeaway? No single statistic tells the whole story.
