Burlington County home prices dipped in August — but sellers still have the advantage. 🏡

The median sold price came in at $413,000, down 5.49% from the previous month.

But that headline doesn’t tell the full story.

Burlington County had just 2.6 months of housing supply, homes spent a median of only 14 days on the market, and sellers received approximately 101% of asking price.

There were also 1,148 active listings, 699 new listings and 504 new pending sales.

So while buyers may be seeing more choices, Burlington County is still a competitive seller’s market.

For sellers, getting the price and positioning right from the beginning remains critical.

For buyers, desirable homes can still move quickly — even as inventory improves.

Cape May County home prices moved higher in August — but there’s more to the story. 🏡

The August 2026 numbers show a $659,000 median sold price, up 5% from the previous month.

But buyers are also seeing a little more breathing room:

📦 4.1 months of inventory
⏱️ 34 median days on market
🏘️ 493 active listings
🆕 199 new listings
📝 149 new pending sales
💰 Homes sold for an average of 96.9% of list price

So while Cape May County remains seller-leaning, this isn’t the same ultra-tight market we saw when nearly every properly listed home generated immediate competition.

For sellers, pricing correctly from day one matters.

For buyers, more inventory and longer market times can create opportunities for negotiation.

Mercer County is still a seller’s market — but the numbers are shifting. 🏡

The August 2026 numbers for single-family homes show a $585,000 median sale price, 518 active listings and just 2.9 months of inventory.

Homes are taking a little longer to move, with a median of 15 days on market, but sellers are still averaging 101.3% of their asking price.

That combination is important: buyers have more choices than they did a year ago, but well-positioned homes are still commanding strong offers.
