In December 2025, they’re choosing among options.

This isn’t a slowdown. It’s a reset—driven largely by new construction and a return to balance. The homes that win today are priced correctly, presented well, and aligned with how buyers actually shop now, not last year.

Winter has arrived in West Windsor—and the numbers are telling a very clear story.

On paper, we have 47 active listings.
In reality, 29 are new construction, leaving just 18 resale homes across the entire township.

This week, 3 of the 5 closings were in The Village Grande, a 55+ community with a long track record of price stability and strong resale performance. When you zoom out and look at the data going back to 2001, the pattern is consistent: homes here tend to sell close to list price and recover well through every market cycle.

This is why local data matters more than national headlines—especially if you’re thinking about selling, downsizing, or planning a move in 2026.

Inventory rose slightly to 50 active listings, driven by new townhomes from Toll Brothers and K. Hovnanian. Resales are holding steady, with five homes sold this week—most still trading close to list price.
