Correction! My last post said my New York license affiliation would be through Keller Williams Capital District in Albany, NY. For service reasons, I've decided to change my affiliation to Keller Williams Hudson Valley North in Kingston, NY. Is Granite Going Out of Style?
Many in the real estate design industry are wondering if granite counters are going out of style. I, for one, certainly hope not. I believe that people tire of too much design and many granite counters, after a while, suffer from this…so, it’s not that homeowners don’t like granite anymore; I believe it’s more a case that the granite they have may have gotten “too busy” for them. I predict the trend for countertops will be to the less dramatic with more subtle layering, colors and natural understated designs. As for alternatives to granite, some of the more popular are: ENGINEERED QUARTZ (this material reminds me of Formica’s uniformity with a slight edge towards natural looking, but it definitely looks man made and lacks that Wow factor); WOOD (I believe wood is a poor countertop alternative; just look at your cutting board or the butcher’s cutting block at your local meat market and you’ll have the vision of what your counter tops will look like in short order; and they are a breeding ground for germs if not properly cleaned regularly); SOAPSTONE – this is nice looking material but it’s soft like wood and will scratch and gouge and dent just like wood does - after a while, you’ll likely be wanting to replace it; CONCRETE –they’ve made lots of strides in improving poured concrete counters, but just go outside and look at your sidewalks or at any neighbor’s driveway that happens to be concrete. It chips, cracks, discolors, and to me, it looks really cheap. Finally, STAINLESS STEEL – this is a very good alternative if you are opening a restaurant – it’s easy to clean and sanitize – but for a residential kitchen? To me, it’s too industrial looking, it will scratch if you don’t always use a cutting board, and it will dent if you accidently drop a vase on it or any other heavy dish or plate or pot or pan. As for GRANITE, it’s not perfect either but it’s more flexible, easy to repair if it chips, and it looks good always if you periodically clean and seal it. I’d say granite is here for a while yet.

What Not To Do When Getting Mortgage Financing

When you apply for mortgage financing, the pre-approval will be based on information you provide regarding current income and debt. Any changes could delay or prevent your loan from being approved. Do Not Do any of the following when applying for a mortgage loan:

1. Do Not shop for credit anywhere. Every credit inquiry on your credit report reduces your credit score and will require explanation.If the underwriter thinks it’s a sign of problems, your loan won’t be approved.
2. Do Not increase balances on your credit cards. Mortgages are approved based on ratios of debt to income. When credit card balances increase, it changes the ratios and can put you out of loan approval range.
3. Do Not open any new credit cards or apply for new loans. This has the same effect as increasing credit card balances. New debt changes your ratios and can put you out of loan approval range.
4. Do Not have credit disputes in your credit report. They require explanation and documentation and can often derail your loan approval. Resolve any disputes before making a loan application or have it resolved during the application process. Make it go away so it doesn’t sabotage your bigger objective of purchasing a home.
5. Do Not make any cash deposits into your bank accounts. Most deposits (other than direct deposit paychecks) are questioned by underwriters. Cash deposits always raise unnecessary suspicions. Lenders look at your bank statements from 3 months prior to the date of your loan application and during your application underwriting so no cash deposits during this period – only direct deposits or deposits of other checks that are easily explained.
6. Do Not make any large purchases. Need a new car? Wait until your home purchase has closed. Need appliances or furniture for your new home? Wait until your home purchase is closed. Need a vacation ahead of the crush to close your purchase and move in? Think again. Large expenses to your credit cards or large cash withdrawals holds up underwriting, requires explanations, changes your ratios and could put you outside the guidelines for approval of your loan.
7. Do Not take vacation if you are hourly paid. Some hourly paid people may not be entitled to paid vacation so time off without pay affects annual income calculation. This could cause you to fall outside of the qualification guidelines for your loan.
8. Do Not change jobs. A new job, even if it increases income, is just that – a new job. It comes with no history, usually involves a probationary period, and creates uncertainty in the eyes of underwriters. Best advice - stay put until your home purchase is complete. One exception: if the job change is to do the exact same thing for a different company, it may not be an issue. Check with your loan officer before doing anything.

Changed my page photo so that it matches my Website. It's more reflective of the type of homes I help people to sell and buy. Many have asked about the previous photo. It was Drumthwacket, the New Jersey Governor's Mansion located on Stockton Street in Princeton about halfway between Princeton and Lawrenceville. It's an impressive 20 room residence dating back to the 1800's.
