The kitchen is fixable. The commute is not.

Everything inside a house can be changed. Layout, finishes, even the bathroom. All of it is a line item.

What you can never change is what’s outside the front door.

So when someone asks me where to buy a home that may need a little work, I don’t start with the house. I start with the three Princeton, NJ neighborhoods where what’s outside the front door is worth the work.

The Downtown Section. Leave the car home and stroll to coffee, dinner, and the Princeton Garden Theatre. These homes, and this location, are worth it.

The Western Section. Five minutes to Palmer Square, and the Colonials, Tudors, and Victorians which is why the ones that need work here move before they ever hit the market.

The Ridge. Deep, wooded lots near the Herrontown Woods trails, which is why the homes on these streets is worth restoring rather than replacing.

Where are average home sale prices rising around Princeton?

If you’ve been following the Greater Princeton real estate market, you’ve probably felt the strength of the market. But looking at the numbers town by town tells an interesting story.

Comparing July 2026 with July 2025, average sale prices rose in Princeton, Hopewell Township, Hopewell Borough, Lawrence Township, West Windsor and Montgomery, with some pretty significant differences depending on the town.

Part of the enduring appeal of the Greater Princeton area is location. Princeton and its surrounding towns offer access to New York City and Philadelphia, with NJ Transit service from Princeton Junction, as well as connections to major routes that put EWR, PHL and the Jersey Shore within reach.

But location is only part of the story. Inventory, the mix of homes that sold and buyer demand all influence these numbers, particularly in smaller markets where just a few sales can move an average considerably.

That’s also why these numbers represent changes in average sale price, not individual home appreciation. What the market is doing broadly and what your particular home may be worth are two different conversations.
