The housing market is still active, but buyers and sellers are moving more carefully.

Nationally, inventory is improving, prices are softening in many areas, and homes are taking a little longer to sell. That gives buyers more options than they had during the faster-paced market, but affordability is still a major factor with mortgage rates sitting in the mid-6% range.

Here in Collin County, we’re seeing a similar shift. There are more homes available, prices are not climbing like they were before, and buyers have a little more breathing room. Homes are still selling, but pricing, condition, and presentation matter more than ever.

For buyers: This may be a good time to compare options, negotiate, and get prepared before summer competition picks up.
