📚 Back to school means a shift in the real estate season, too!

As summer winds down and families settle back into school routines, the real estate market often starts to feel a little different. Buyers who spent the summer traveling or juggling family schedules begin refocusing, while sellers start thinking about making a move before the holidays and year-end.

Here on Kauaʻi, there really isn’t a traditional “off-season” — but back-to-school time can mean fewer distractions, more serious buyers, and a great window to get a property positioned for Fall.

Thinking about buying, selling, or just curious what your property is worth? This is a good time to start the conversation. We are here for you!

The Hanapēpē Swinging Bridge has been connecting the two sides of the Hanapēpē River for more than a century!

Built in 1911, the narrow suspension footbridge stretches approximately 186 feet across the river and still gives you a little sway with every step. Originally, it provided residents, farmers, and plantation workers an easier way to travel between Hanapēpē Town and the fertile Hanapēpē Valley. The bridge was heavily damaged by Hurricane ʻIniki in 1992 and was later restored, with the work completed in 1996.

Today, it’s less about getting to work and more about experiencing a small piece of Kauaʻi history firsthand. If you’re wandering through Hanapēpē, it’s one of those simple stops that still feels uniquely Kauaʻi!

MAJOR PRICE ADJUSTMENT | Now $1,980,000

Seller is moving and will consider any realistic offer.

1182 Milia St sits above Kalaheo in Kakela Makai Oceanview, and the view does the talking. Coastline, ocean horizon, mountains, and sunsets from the great room, the primary suite, and the covered lanai.

Five bedrooms. 3,398 square feet. Offered fully furnished and move in ready.

Upstairs is 3 bedrooms and 2 baths with 9 foot ceilings, acacia wood floors, a designer kitchen, and new split AC in the primary and second bedrooms.

Downstairs is a fully permitted 2 bedroom, 1.5 bath ADU with its own entrance, full kitchen, laundry, and lanai. It is currently rented at $2,700 a month. Keep the tenant, house family, or take the whole home for yourself.

The oversized two car garage is set up as a training space. The Zoysia yard is fenced and easy. The community brings a pool, spa, and fitness facility, and you are minutes from South Shore beaches, golf, shopping, and dining.

At $1,980,000 this is $582.70 a square foot for a custom 2008 build with a permitted income unit. That math is hard to find on this island.

Kauaʻi’s numbers are in and say it loud and clear! The market is changing and will reward Sellers who understand realistic pricing coupled with an agent that will deliver strong presentation. Price it right and buyers move in. Price it ahead of the market and you will be watching the calendar pass you by.
Single family homes are holding steady. Median price landed at $1,195,000, down only 1.4% year over year, while closed sales ticked up to 35. The bigger signal is speed: average days on market dropped to 50, so well priced homes are moving noticeably faster than they were a few months back.
Condos are the softer side right now. Median at $845,000, down 11% year over year, sales flat at 19, and an average of 112 days on market. Buyers in this segment have choices and they are using them.
Vacant land closed only 3 sales, so read that median as a snapshot, not a trend.

🌿 The Bird of Paradise, with its striking tropical blooms, was introduced to Hawaiʻi in the late 1800s and has flourished in Kauaʻi’s warm, lush climate ever since.

While it is not native to Hawaiʻi, its vibrant orange and blue flowers have become an iconic part of the island’s gardens and landscapes. In Hawaiian culture, the Bird of Paradise is often associated with joy, freedom, beauty, and paradise, making it a popular choice for celebrations, leis, and floral arrangements.

Today, its bold colors and graceful form continue to symbolize the natural beauty and welcoming spirit that make Kauaʻi so unforgettable!

Polihale State Park is one of Kauaʻi’s most unforgettable places, where miles of golden sand meet the dramatic cliffs of the Nāpali Coast.

Located on the island’s remote west side, getting there is part of the adventure, but the wide-open coastline and spectacular sunsets make the journey worth it.

Polihale also holds deep significance in Hawaiian culture and is known as a leina a ka ʻuhane—a sacred place where spirits were believed to depart this world and journey into the spirit realm.

The area has long been connected to Native Hawaiian families, cultural traditions, fishing, gathering limu, and harvesting paʻakai, or salt.

It’s a place to enjoy, but also one to treat with respect—an incredible reminder that Kauaʻi’s beauty and Hawaiian culture are deeply connected. 🌺

💦 Located just north of Līhuʻe, Wailua Falls is one of Kaua’i’s most breathtaking waterfalls. It gained worldwide fame as the opening waterfall featured in the classic TV series Fantasy Island.

Fed by the north fork of the Wailua River, Wailua Falls is the river’s final scenic debut before joining with the Pacific Ocean. On sunny mornings, it’s common to see vibrant rainbows shimmering through the mist at the base of the falls.

An easily accessible roadside viewpoint offers incredible panoramic views without the need for a hike. Wailua Falls is a must-visit destination that perfectly captures the natural beauty and magic of the Garden Isle!
