I saw this question come up and thought it may be a great thought to share with my friends and family. This is often a big misconception. If you are buying a house, use a realtor!! You will not “get a deal” by not using one. The seller has already made a contract with their agent to sell the house for usually 5-6% of the purchase price. That money has been agreed by the seller and listing agent to be split between the two realtors and will be paid by the seller. If you come in with no realtor, the listing agent (whose priority is selling the home) will assume the role of both sides (it’s legal in Oregon) and will get the full commission. Some agents can do this no problem and be fair. Some agents realize the more money they get their selling client, the more money they make so you are less of a priority. Yes, you are protected in certain circumstances because of laws where they can’t disclose information but that doesn’t always deter people from steering their client towards certain decisions. Even when buying from a “for sale by owner” who is also trying to save money, chances are they have no idea what they are doing so having an agent to guide the process can be super helpful and less stressful. Please protect yourself! Use an agent when buying a home!!
