Hey Southwest Metro homeowners. I know as we head into the chilly months it is so easy to get consumed with the hustle and bustle of the holiday season. Here is a checklist of things to do to keep up with your home as we head towards winter.

1) If you haven’t scheduled your sprinkler blowout yet, get on the list!
2) Make sure you disconnect your hoses from the spigots.
3) If you have any exposed water pipes leading into your home, it is always good to grab some pipe insulation. It is very affordable and can save you from a lot of damage.
4) Plant bulbs now for beautiful spring flowers!
5) Mulch your garden beds to help insulate roots for the winter.
6) Clean out your gutters. This is a big one before winter. If you don’t, ice buildup in your gutters can cause serious damage to the integrity of your roof.
7) Schedule HVAC maintenance. I’ll be honest - I would leave this to the professionals. There is a lot that goes into HVAC prep for winter that most of us aren’t equipped for. It helps your heating system run efficiently, which can save you money, but it can also help catch any potential fire hazards or electrical issues before it’s too late. Here is one thing you can do right now though - change your air filter!
8) Schedule fireplace & chimney cleaning. If you are lucky enough to have a real wood-burning fireplace, this is an absolute must-do. You should schedule to have your chimney cleaned roughly every 50 burns, but you should have it inspected once a year.
9) Caulk and seal up any cracks in your driveway. Snow can damage existing cracks in your driveway and make it much worse.
10) This isn’t really fall-related, but just homeowner-related - check your smoke alarm and carbon monoxide batteries!

Get ready for a little Halloween fun! Friday October 30th, 10 AM to 1 PM, Prior Lake’s youngest residents are invited to enjoy a daytime trick-or-treat adventure through participating downtown businesses.

Russo Realty is excited to be part of the fun! We’ve decorated our window with festive Halloween artwork to help bring some extra spooky spirit to the downtown celebration. 👻

Okay, this is definitely NOT your average lake home!

Nearly 11,000 square feet, 150 feet of lakeshore, an indoor sport court, golf simulator, heated outdoor pool, indoor endless pool, private beach, two docks, guest house... and honestly, that's just scratching the surface.

The craftsmanship and attention to detail throughout this home are pretty incredible. It's one of those properties you really have to walk through to appreciate everything it has to offer.

Our brand-new screen door lasted exactly 20 minutes.

For months, we had been saying we needed to get the screen on our patio door fixed. It had come loose near the handle, and every time I looked at it, I thought, I really need to take care of that. Finally, we took it in and decided to just replace the whole screen.

Picked it up. Brought it home. Put it back on.

It looked amazing. Brand new, tight as a drum, just perfect. It's amazing how accomplished you feel when you can finally check that little house project off the list. And honestly, it was one of those oddly exciting adult things... like getting a new vacuum.

And then... Less than 20 minutes later... We heard it. That unmistakable, nostalgic music coming down the street. The ice cream truck. 🍦

And in a true testament to just how good our brand-new screen looked... My 6-year-old son didn't even see it as he ran STRAIGHT. THROUGH. the. BRAND-NEW. SCREEN.

Months of procrastinating. Finally fixed. Destroyed in twenty minutes. 😂

But here's the part I'll probably remember more than the screen. I didn't yell. I didn't get mad. I didn't even really react. Because when I looked at him, I could see it all over his face. His eyes were filling with tears, and he was about to bawl. There was nothing I needed to say that he didn't already know.

So instead... I jumped right through the giant hole, grabbed his hand and we took off after the ice cream truck. Except apparently the ice cream truck driver had no idea we were chasing him. So, what I thought was going to be a quick run down the driveway turned into the two of us running almost a mile trying to catch this thing.

Eventually, we did... and thank God they accepted Venmo, because having cash to pay didn't even enter my mind. The screen will get fixed again, and honestly, I think I'll love the replacement even more because now it comes with a story.

Some of the best memories & stories begin with something going wrong, and that screen was replaceable. That moment with him wasn't. There aren't going to be that many more summers where hearing that music makes him drop everything and run.

And I got to be a kid again too.

So yes...

Our brand-new screen lasted approximately 20 minutes. But the memory? I think we'll keep that one. ❤️

Here’s a hot take that is bound to ruffle some feathers…

Realtors are not required to buy or sell real estate. 🫣

Yep. I said it.

And honestly the industry needs to stop acting like that’s not true. Many agents act like not using a Realtor is guaranteed to be a disaster every single time. That simply is not always the case.

You do not legally need me.
You do not have to hire an agent.
You absolutely can do it yourself.

Realtors are not a necessity.
Realtors are a service.
A strategy.
A buffer.
An experienced problem-solver when things go sideways.

But, we are not a requirement.

If you want to FSBO your house, you absolutely can.
If you want to buy direct, you have every right.
If you want to take it all on yourself…I genuinely hope it goes smoothly for you.

But also…don’t confuse “not required” with “not valuable.”

Because when things do get complicated (and they often do 😬), that’s where the right agent earns every dollar of what they’re paid.

The truth is, the best agents aren’t afraid to say you don’t need them. Because we know when you choose us, it’s for a reason.

1. Give you a list of all of the best restaurants here in Prior Lake.

2. Help you figure out how much you can afford if you're thinking about buying.

5. Help you think through whether selling/buying is actually the best thing for you right now.

Have you ever heard of “The Starbucks Effect?” No, it's not about how many lattes are standing between you and a down payment. 😅

Essentially, it says this: homes within a quarter mile of a Starbucks increased in value by 96% between 1997 and 2014. The national average over that same period was 60%.

But here's the part I find really interesting - it's not the coffee shop that causes the increase. Starbucks has a whole real estate team whose entire job is to identify neighborhoods already showing signs of growth. Their analysts are doing masterclass-level economic and demographic research to determine up-and-coming areas before anyone else does.

So when a Starbucks shows up, it's less of a cause and more of a confirmation. The neighborhood was already on its way up - and now you have proof. In fact, some real estate agents, builders, and investors watch out specifically for building permits from Starbucks as a sign of where to take a closer look.

That being said, Starbucks also closed 400 locations in 2025. Analysts are starting to ask the question in reverse. If a Starbucks moving in signals a neighborhood on the rise, what does a Starbucks moving out signal?

The consensus so far is that one closure probably won't move the needle. But two or more in the same area is probably worth paying attention to.

Sent these two on their first-ever solo mission the other day.

Oh, how times have changed… although we’ll conveniently forget that at their ages I was probably halfway across town on my bike with friends, making a stop at Mr. Bill’s Video Rental and DQ for ice cream.

Their assignment today was slightly less adventurous: walk across the street to our favorite bakery, Edelweiss Bakery- Prior Lake, MN, all by themselves and bring back the goods.

I picked somewhere I knew they’d be completely safe, welcomed, and probably have half the place keeping an eye on them anyway… but watching them walk away without me still felt SO strange.

They marched in like they had very important business to handle, came back with their little bakery bags, and were extremely proud of themselves.

Meanwhile, I was across the street pretending I wasn’t watching their every move.

It’s funny how these little moments sneak up on you. One minute you’re holding their hand everywhere you go, and suddenly you’re watching them navigate a tiny piece of the world without you.

What was the first “little independence” moment with your kids that made you think… wait, when did you get so big?!
