Going FHA? There’s one form your lender needs signed before underwriting can even begin and most buyers don’t hear about it until their closing timeline is already affected.

It’s called the FHA Amendatory Clause and it’s not optional.

Here’s why it matters:

If the home appraises below the contract price, this clause protects you as the buyer. It gives you the right to walk away without losing your earnest money.

But here’s what many buyers don’t realize…

One of the biggest mistakes agents make when pricing a home is treating every sold comp like it tells the full story.

If you’ve been told your credit is too thin to buy a home, listen up!

For years, you could pay your rent on time, every single month! never missed a utility bill, never missed a phone payment and a lender could still look at your file and say no. Your credit was ‘too thin.’ That was the system. And it wasn’t fair.

This week, the federal government changed that. HUD and FHFA just announced new credit scoring models: VantageScore 4.0 and FICO 10T that count your rent and utility history toward qualifying for a mortgage. For the first time. Ever.

VantageScore says this could qualify 5 million Americans who couldn’t get approved before. FICO says it’s approving up to 5% more loans. We’re not talking about lowering standards, we’re talking about finally recognizing what responsible renters have been doing all along.

The 2026 Notices of Appraised Value for real property are being mailed on April 15th - that’s basically RIGHT NOW.

Deadline to file a protest with CCAD is May 15, 2026, or 30 days after the date your notice was mailed, whichever is later. The mailing date is printed on your Notice of Appraised Value.

💰 THE TAX RATE GOOD NEWS
Collin County has not raised its tax rate since 1993. 2026 will be the 33rd consecutive year without an increase, keeping the rate at $0.149343 per $100 valuation.

CCAD only mails a notice if the value increased by $1,000 or more, but every homeowner can protest regardless.
