It’s more than knowing the market or understanding contracts.

A lot of it comes down to paying attention to what a client needs in the moment and knowing when to explain something more clearly, slow the process down, or take the lead so they don’t have to carry every part of the decision themselves.

Real estate gets personal very quickly because the numbers are big and the decisions affect real life.

That’s why good representation should feel steady, thoughtful, and specific to the person in front of you.

Sometimes that means negotiating harder. Sometimes it means pointing out something a client hasn’t considered yet, or being willing to say that a house, offer, or timeline may not be the right fit.

The best advice isn’t always the advice that keeps a deal moving.

A lot of that work never makes it into the closing photo, but it can completely change how someone feels about the experience.

Sellers carry a lot of stress into this process, and not all of it is earned.

Some of it protects you. A major inspection issue and a wrong price are both real risks, and they deserve real attention before your home ever goes live. Some of it is understandable but fixable.

Some of it just keeps you up at night for no reason. Worrying about the mess during a showing, or what a buyer’s agent personally thinks of you, rarely has anything to do with whether your home sells.

Knowing which worry is which is half the battle.

Finding the house is the easiest part.

The part that where it takes an agent happens where you cannot see. It happens in the emails you never get copied on, the phone calls made before you even know there is a problem, and the moments where a deal could quietly fall apart if no one catches it in time.

This is the day everyone keeps texting me about.

Coffee first, obviously. Then a lazy loop around the park, a stop most people only see in someone else’s photos, full mansion tours if you want the drama behind the gardens, and a rooftop for whenever the sky starts showing off.

Buyers carry a lot of fear into this process, and not all of it is earned.

Some of it protects you. Losing earnest money and inspection surprises are real risks, and they deserve real attention. Getting outbid is real too, though preparation shrinks it more than people expect.

Some of it just keeps you stuck. Worrying about rates dropping the week after you close, or regretting the house right after closing, rarely means you made the wrong choice. It usually just means you made a big decision, and big decisions come with a little static.

Knowing which fear is which is half the battle.

Some days are just perfect

I got invited by Selene Day Party to spend the day on Newport Harbor Island Resort with one of my favorite people Alejandra Pride , and it turned into one of those afternoons that reminds you why summer here is worth every bit of hype.

The music was perfect the entire day. The weather did not miss. And if you are spending time right next to the water, oysters are not optional, they are the whole point.

We vibed, had a few drinks, and I am already planning my next trip back. Huge thank you to Selene for the invite! ❤️
