Mortgage rates are sitting at their lowest point of the past three spring markets — and that shift is creating renewed momentum across real estate. Buyers are stepping back into the market, refinance activity is picking up, and pending sales are showing encouraging signs nationally.

At the same time, homeowners are still sitting on tremendous equity, creating powerful opportunities for those considering a move. Whether it’s leveraging equity to move up, downsize, relocate, or simply make a lifestyle change, many homeowners are in a far stronger position than they realize.

Nationally, buyers are starting to gain a bit more leverage — with nearly 39% of sellers expected to offer concessions this year, up significantly from just a year ago.

But here in Rhode Island? We’re still very much in a seller’s market due to our persistently low inventory. Well-priced, well-prepared homes are continuing to move quickly and, in many cases, attract strong competition.

That said, buyers absolutely should not feel discouraged. Strategic opportunities still exist — whether it’s negotiating closing costs, inspection items, rate buy-downs, or favorable terms. The key is understanding where leverage exists and having a strong strategy in place.
