Do you ever wonder where your Caebin monoxide monitor and carbon diixide monitors are supposed to go? In this clip I give you a quick run down. Carbon monoxide is slightly lighter than air and can move around. That monitor should be around breathing level vs a carbon dioxide which is slightly heavier than air and should be down by the utility room.

Top five simple repairs before listing your home! This one's for the sellers agents in the group.
#1 minor plumbing repairs, fix the missing sink stopper, check the P-traps under the sinks for leaks or clogs.
#2 loose toilet. Stand over the toilet and grab it with your knees. See if it wiggles. If it doesn't flush well install a tuneup kit.
#3 loose door hinges or handles. If the screws are stripped out, try removing the screw, then stuff a couple tooth pink in the hole and break them off. Then reinstall the screws.
#4 Furnace, change the filter and give the furnace cabinet a vacuum and wipe down. If it's been a while get it serviced.
#5 check the water heater. Local building codes call for seismic straps to secure the unit. Also make sure the high pressure relief valve is routes down to within 6 inches of the ground.

Here's a little bonus, lubricate the garage door hinges so the door doesn't screech and whine while operating. These are all simple and low cost items that frequently get called out on home inspections. Good luck out there!

Well looks like utah is going to start regulating private home inspectors. DOPL is implementing a new license for home inspectors. They will be requiring some errors and omissions insurance. I feel like this is a good step to improving the quality of inspectors in the state.
