Our Asset Management team gathered in Boston for their first‑ever department retreat — a chance to step back from the day‑to‑day, celebrate progress, align on priorities, and share ideas. Just as important, they carved out time to connect as a team.

They wrapped the retreat with a night at Fenway Park for a Red Sox game — the perfect mix of strategy, camaraderie, and fun. Grateful to this group for investing in each other and in the work ahead.

A new home base for Berkeley students has arrived.

Just blocks from UC Berkeley, Pique welcomed its first residents, bringing a new student living experience to the heart of the city. AER continues to take shape, bringing us closer to the residential community envisioned for this Austin neighborhood.

Recent progress includes work advancing throughout the residences and amenity spaces, preparation of the pool courtyards, and continued installation of the building’s exterior finishes. With the project now dried in, the focus is increasingly shifting toward the spaces residents will experience every day.

AER remains on track to begin turning over residences and amenities for lease-up in spring 2027. We look forward to sharing more as the vision continues to come to life!

South Hill has officially welcomed its first residents at the University of Idaho!

Developed by Gilbane Development and Rocky Mountain Companies in partnership with the University of Idaho, South Hill delivers 451 new apartment homes for graduate students and students with families, expanding housing options that support every stage of the student experience.

This opening marks another milestone in the university's broader Vandal Housing Project, a $135 million initiative that is transforming campus housing through new construction and renovations to create modern, affordable living and learning environments for current and future Vandals. Congratulations to the University of Idaho and the full project team, including Lydig Construction, Integrus and Design Collective, on reaching this exciting milestone.

The Peninsula Phase 2 A has officially received its TCO — marking a major milestone for this transformative project in Hunts Point.

As part of our multi‑phase redevelopment of the former Spofford Juvenile Detention Center, Phase Two delivers 359 units of 100% affordable housing, a publicly accessible landscaped plaza, community facility space, a Head Start center, and underground parking — all designed to support long‑term neighborhood growth and opportunity.

We’re proud to partner with Hudson Companies, Inc., and MHANY Management Inc. in partnership with NYCEDC, NYC Department of Housing Preservation & Development (HPD), and New York City Housing Development Corporation.

A new chapter of student living is officially underway at Purdue University Fort Wayne.

Gilbane Development joined our partners and project team to celebrate the ribbon cutting at Trace, a new 601-bed residential community on PFW’s North Campus. Delivered through a public-private partnership, Trace Fort Wayne brings 176 apartment-style units and a range of spaces designed to support student wellness, connection and campus life.

From breaking ground in 2024 to cutting the ribbon today, this milestone reflects the collaboration and shared vision of Purdue Fort Wayne, Gilbane Development, Gilbane Building, Inwood Management, AVB, Progressive Companies, Strategic Facility Partners and the many partners who helped bring Trace to life.

Our Palm Beach Atlantic University - PBA project has been named a finalist in two categories at the 2026 P3 Awards: Best Education & Higher Education Project and Best Financial Structure!

This recognition celebrates the collaboration, innovation, and shared vision behind a project designed to create an engaging new living experience for PBAU students and make a lasting impact on the university community.

Our team recently joined residents at Manhattanville for Family Day, an afternoon filled with good food, ice cream, community resources, and time to connect with neighbors of all ages.

As renovations at Manhattanville continue toward completion later this year, it was great to spend time with residents and celebrate the community that makes this neighborhood so special.

Thank you to everyone who helped make the day possible and to the Manhattanville community for welcoming us. We look forward to many more opportunities to come together.
