Title insurance doesn't come up much in a transaction until it does. And when it does, it matters.
It protects against ownership disputes, undisclosed liens, clerical errors in public records, and other issues that could surface after a transaction closes. Issues that, without coverage, could become the buyer's or lender's problem to resolve.
The search and review process that happens before closing is what makes that protection meaningful. When it's done carefully and early, problems get caught before they become complications.
Title insurance isn't a formality. It's the protection the entire transaction is built on.
