Big news out of Cambridge that says a lot about where our region's economy is headed.

Draper just bought its lab and office space at 1 Hampshire Street in Cambridge for $45 million β€” 105,000 square feet, or about $429 a square foot. The seller was Alexandria Real Estate Equities, one of the largest life-sciences landlords in the country.

Here's why it caught our eye: instead of renewing a lease, a major tenant decided to OWN its space in one of the most expensive lab markets in the entire U.S. That's a serious vote of confidence in Greater Boston.

When big employers plant roots like this, it ripples out to all of us β€” jobs, local spending, and yes, housing demand in the surrounding communities.

Thinking about buying or selling in Rhode Island? Here's a number that might surprise you.

The median price for a single-family home in RI just hit a record $525,000 in July β€” up from $505,000 a year ago, according to the Rhode Island Association of Realtors.

What's interesting is what's happening underneath. Closed sales actually went UP 3.2% from last year, but the number of homes going under contract dropped nearly 6%. Higher prices and mortgage rates are making some buyers hit pause.

So why do prices keep rising? It comes down to supply. Rhode Island still has only about half the homes for sale that a balanced market needs β€” so even with fewer buyers, there just isn't enough to go around.

The upside for buyers: there's less bidding-war pressure than a few years ago, and a little more room to negotiate.

Thinking about buying a home? You may have more room to negotiate than you did a year ago. 🏑

A new analysis from Clever Real Estate found the typical home is now selling BELOW its list price in 41 of the 50 largest U.S. metro areas.

The reason? More homes on the market and mortgage rates holding in the mid-6% range have cooled the frenzy. In Detroit, sellers are knocking an average of 6.2% off their asking price.

But it's not the same everywhere. Right here in New England the market is still tighter β€” in Hartford, homes are actually selling for about 4% ABOVE list price, with very few sellers cutting.

And prices overall haven't fallen: the national median home price was $434,100 in July, up 2% from a year ago.

The takeaway? Whether it's a "buyer's" or "seller's" market really depends on your zip code right now.

Ever go shopping for something small and walk out with the whole store? That basically just happened in Southington.

A company called Farren International came looking for about 100,000 square feet of industrial space β€” and ended up leasing 275,000 square feet at 75 Aircraft Road, filling the building to full occupancy. O,R&L Commercial called it one of the largest industrial lease deals in the region this year.

Fun local history: that site was once a Pratt & Whitney aircraft engine plant going back to World War II, before it became the multi-tenant industrial park it is today.

It's a good sign for central Connecticut β€” big, well-located industrial space is in real demand right now.
