The proof is in the pudding: increased supply has softened both rental prices and, in my experience, sales prices. I recently sold a new construction for $50k less than its list price. And trust me I did the comps, but after a spur of sfh construction made possible by state legislation enabling developers to build on non-conforming lots, prices declined in the half year between when I did the comps and when I got it listed. Pretty sure everyone is aware the Providence Mayoral primary brought in what will most likely be our next Mayor- a self-acclaimed socialist. Now, we will see if the rent control legislation, vetoed by our current mayor, will be raised again. So true we have an affordability issue still with housing, but increased supply is working. If the adjustment is too slow, offer more incentives to renters to help with what is more of a short-term affordability issue than create legislation that will have long term detriments to our economy. Again, that is a lose lose for everyone.

The biggest city in the nation’s smallest state has a major housing problem.

Suffocated by decades of underbuilding, Providence, R.I., has become a prime example of how housing problems stretch far beyond much bigger cities such as New York and San Francisco.

By at least one measure, from Redfin, the city of 195,000 is among the nation’s least affordable based on rental costs and renter income levels. It topped the list last year.

This housing crisis is fueling a mayoral-primary showdown between an incumbent Democrat facing off against a challenger from the Democratic Socialists of America.

79 Birch Street SOLD!! Thrilled to sell our latest new construction home in Pawtucket. What was a multi-year process with all the approvals needed, culminated in a buyer who prayed and prayed the house would come back around to her. And it did!
