Spring has sprung!
And yet another spring market is upon us… what is it bringing for both buyers and sellers? Well, to begin with nationally, slightly lower mortgage rates in the spring season have begun to thaw potential seller’s minds about leaving those low rates and selling. Nationally, there is an increase in inventory as a result. Locally in RI, however, inventory remains tight, with only 1.9 months of inventory available where a balanced market is considered to have 6 months. Trends are predicting sale’s prices will unsurprisingly continue to climb upward. The local condo market continues to become more competitive, with sale’s prices pushed upwards as single family homes are just not an option anymore for many buyers. Given these trends, there is no compelling reasons for either buyers or sellers to wait. Your buyer may have to consider options like a condo or a fixer upper in order to get into the market. But, waiting it out seems like will just bring higher prices.

Good morning City Councilors,
I am a long time Providence resident, business owner, landlord, broker property manager and developer. I have family who rent. I have family who are forced to live in a shelter right now; not because they are not working but because on a single income the cost of rent is too high.
However, I appreciate your judgement to vote against rent control and to preserve the long-term financial health of our city and state. Rent control is a lose lose for everyone. I absolutely agree more should be done to generate affordable housing now. But, rent control is not it.
Over a decade ago I was invited to work with Rhode Housing after my repeated criticism they would only award contracts to the same non-profit developers. This effort was quickly nipped in the bud after the federal investigation of Rhode Housing for fraud. For a small for profit developer like myself trying to work with RI Housing was not worth it. Indeed one RI Housing employee rather snarkily told me, “most developers never try again to get funds from us.” He was right and he is still there today. Make these programs open to more of us. You will get more housing at better rates.
I have suggested over and over to give landlords incentives to keep rents low. My rents are below market. But, I bought a long time ago and I have some tenants who have been with me for almost twenty years. Most small landlords are not in my position and have hefty mortgages to account for. Give a property tax break for those who keep rents at market.
The talk already is investors are selling because they are paying attention to this anti-business legislation. Making RI a less friendly place to do business will only hurt everyone, including renters.

Providence, R.I. — Donations Needed After House Fire

Updated Clothing Sizes

Following yesterday’s house fire, I spoke with a neighbor, Andrea, and Issac, one of the sons of a family that resides at the home. The family has been significantly impacted and is now dealing with rebuilding.

**The family has created a GoFundMe https://gofund.me/480cd55af for anyone who is able to help financially.**

The Go Fund Me is currently at $200 and I know within hours we can exceed the goal of 5K.

For those asking how to support with physical donations, the neighbor Andrea has offered her home as a drop off location to help coordinate items. Donations can be brought directly here across from the playground at the corner of Goddard and Candace Street. Front door is on 21 Candace Street and side door on Goddard. After speaking with the family, here are the current needs for two of the children:

In addition to clothing, the family could greatly benefit from:

Toiletries and daily essentials
Gift cards for Supermarkets, local food options, Retail Stores.

Even small contributions can make a real difference right now.
