So, how’s the Utah real estate market?

After a strong summer, we’re seeing the seasonal shift we typically expect as we head into fall. Homes are taking a little longer to sell, buyers are taking more time to make decisions, and pricing matters.

That doesn’t mean homes aren’t selling. They are. But this is a market where sellers need to be thoughtful about price and presentation—and buyers may have a little more breathing room to find the right home and negotiate.

The market changes. The strategy should change with it.

Spring gets a lot of attention in real estate. But fall may actually give buyers something they’ve been waiting for: a little breathing room.

Historically, fall brings more homes available for sale, homes spending a little longer on the market, seasonal price declines, and more sellers making price adjustments. In fact, national data from 2016–2026 show September through November as the peak season for available inventory.

That can mean more choices, less pressure to make a decision immediately, and, in some situations, more opportunity to negotiate. The report notes that sellers whose homes remain on the market may also be more open to price adjustments or closing-cost concessions.

Every market is different, of course. But if you put your search on hold during the frenzy of the last few years, this fall may be your moment.
