Creating off-street parking is of tremendous benefits to your tenants. The first picture shows how inefficient this area was: an old garage, filled with junk, 1 space in front and one to the side. It's not big enough. The second picture is how it looks now: space for each tenant to have one spot. We've added security cameras. This stuff doesn't create extra revenue by itself, but it's an added benefit that every tenant will use.

This is what an electric renovation looks like. The electric in this apartment was about 60 years old. The electricians cut out areas in the drywall and ceiling where the new lines run. The new electric will include a panel in the unit, and everything will be up to code. It makes your electric more efficient and allows you to separate the electric bills.

I learned a long time ago to never use carpets in a rental. Tenants will drop their drinks on it, animals will defecate (hopefully the people won't!), and then you have to replace it every time the place turns over. This is a practical, durable snap-together floor from Spangler's in Pueblo. The sf cost is more, but the labor will cost far less since it snaps together.
