Thinking about buying a home??? Here is some good info when applying for a mortgage loan. Call me or Lerea today for more information to start you're home buying journey. 🏡🔑☎️

1. Not disclosing all of your debts. Even if a debt doesn't show on your credit report, it will show on your bank statement and needs to be counted in your debt to income ratio.
2. Guessing your income. Is your full-time job really full-time? Looking at income as a lender is not as easy as it seems. Lump in overtime, bonus, commission, and self-employment..... leave it to the experts!
3. Moving money around without documentation. We can't use cash. We have to trace all of your transfers.
4. Not being upfront with important information. The child support, the job change, other properties you own... they will all come up sooner or later.
5. Applying with a lender that doesn't offer to take your application over the phone. I avoid so many hurdles by doing this because I know what questions to ask to make sure these mistakes don't ever happen!
