Jill Laca broke down 3 of her top things to be aware of when selling and buying land:

Water Rights: These refer to surface rights used for irrigation and are distinct from standard water taps or wells. In Colorado, the presence of water on a property does not automatically grant the owner the right to use it, so buyers should always investigate these rights.

Wells: It is important to distinguish between different types of well permits.
Domestic Use Wells: These allow for the watering of livestock and up to one acre of garden.
Household Use Wells: Commonly found on properties under 35 acres, these are restricted to indoor use only.

Surveys: Buyers should verify that property boundaries are accurate, corners are clearly marked, and that no encroachment issues exist with neighboring properties, such as fences being placed incorrectly.
