It’s nearly time to start planting those spring food plots… if you haven’t started already!
What are your go to plot mixes and what are you trying new this season?
Reach out to me if you need any help with strategies this season! Never think it’s too late either, fall plots are not going in for a few more months! In my opinion it’s more advantageous to have more fall plots than summer, keep the late summer shift in mind. (This is when a buck might make some changes to his area based on pressure)

Closed last week on this 80-acre property, where I had the privilege of representing the buyer.

Large tracts like this continue to see strong demand, especially when they offer the right mix of recreational opportunity, privacy, and long-term value. This parcel checked all the boxes, and my client is excited to put it to use for hunting, family time, and years of enjoyment ahead.

Not all real estate is created equal… and land is a perfect example of that.

Selling a home and selling a piece of land might fall under the same license, but the approach couldn’t be more different.

With land, buyers aren’t just looking at bedrooms and finishes, they’re evaluating things like:
• Soil types and productivity
• Access and easements
• Hunting potential and habitat
• Timber value and topography
• Future use and long-term investment upside

Those details don’t just “help” a sale… they often make the sale.

A land-focused agent understands how to position those features, how to speak the buyer’s language, and how to market a property beyond the typical home search platforms.

That doesn’t mean a residential agent can’t sell land, many do.

Everyone talks about food plots on small hunting properties…

But the most overlooked improvement on 40 acres or less is security cover.

You can have great food, but if deer don’t feel safe, they’ll show up after dark and vanish in daylight.

On smaller parcels, you don’t win by attracting deer you win by holding them during shooting hours.

That means creating thick, nasty bedding cover:
• Hinge cutting for structure at deer level
• Letting areas grow up instead of cleaning them up
• Encouraging native browse like dogwood, aspen, and briars

Research supports it, deer consistently choose denser cover for security, especially under pressure (Lone et al. 2015; Kilgo et al. 1998).

If you’re managing 40 acres or less, make part of it a true sanctuary.
Because security beats groceries every time.

One of the things I love most about being a mobile hunter is the freedom to go find something new. New ground, new sign, new lessons.

Last year, the biggest buck I had on camera came off a small chunk of public land that gets absolutely hammered, especially during gun season. Not exactly the kind of spot most people would expect to hold a deer like that.

Truth is, he was a ghost. I had zero history with him and it was my first time ever stepping foot on that piece (besides hanging trail cameras there). What changed everything was finding the does. Once I located where the girls were spending time, it all started to come together, and he showed up right when it mattered. Unfortunately I was tagged out in early season and he came through during the rut. For a week would he was on my camera in a river bottom.

The only reason I even gave that area a shot was because of a little intel a family member passed along and said, “might be worth checking out.” That was all it took.

Just a reminder that sometimes it’s not about hunting the “perfect” spot it’s about being willing to explore, trust your gut, and piece things together as you go.

You never know what might be hiding in a place everyone else overlooks. You can guarantee I’ll be spending a lot more time in that area now and hanging even more cameras for intel.

Things to focus on each month for a successful hunting season:

April = Scout: Learn your property. Beds, trails, and how deer made it through winter.
May = Improve: Add cover. Bedding and security are what hold deer.
June = Food: Soil test, plant, and establish your draw.
July = Stay Out: Let deer settle. Pressure kills consistency.
August = Cameras: Find patterns and take inventory of what’s there. Set Up: Hang stands, dial access, and late season food plots…then stay out.
