🏡 Happy Madness Monday!

Let’s talk about a few basic maintenance tasks that can make a BIG difference when you’re getting ready to list your home or preparing for an open house.

💡 1. Check those light bulbs!
Make sure every light works and that the bulbs match. Consistent lighting makes your home feel brighter, cleaner, and more inviting.

🧽 2. Clean the things everyone touches.
Wipe down door jambs, doors, handles, and light switches. These little areas collect fingerprints and grime—and buyers notice more than you think!

🌬️ 3. Change the air filter.
While you’re at it, wipe down the HVAC unit and your water heater. If these areas look dirty or neglected, buyers may start wondering what else hasn’t been maintained.

🌡️ 4. Keep your home comfortable.
Set the temperature so your home feels inviting the moment someone walks in. If buyers are too hot or too cold, they’re probably not going to stick around as long to look!

✨ It’s the little things that can make a BIG first impression.

Hey Giles County! My name is Christa, and I’m a Realtor with Fields & Beams Realty. Every Friday, I like to use my platform to spotlight another small business in our community.

As someone who has owned several businesses myself, I know firsthand how difficult running a small business can be. Behind every local business are real people working long hours, taking risks, and pouring their hearts into something they believe in.

This week, I’m asking our community to SHOW UP for a small business that has reached out for support.

I hear people say all the time, “There aren’t any restaurants in Giles County,” or “There aren’t any good local places to eat.”

I disagree! We have local businesses right here in our community—we just have to get out, give them a try, and SUPPORT THEM so they can stay here. ❤️

One meal might not seem like a big deal to us, but when an entire community chooses to support a small business, it can make ALL the difference. 💙

🏡 MONDAY MADNESS: “Why would I buy a house when interest rates are up?!”

It sounds a little crazy, right? Higher interest rate = higher monthly payment. So why would buying NOW ever make sense?

Here’s the part people sometimes overlook 👇

🔥 Less competition.
When rates are higher, some buyers decide to sit on the sidelines. That can mean fewer bidding wars and less pressure to make a rushed decision.

💰 You may have more negotiating power.
Depending on the home and the market, buyers may have a better opportunity to negotiate price, closing costs, repairs, or even ask the seller to contribute toward an interest-rate buydown.

🏠 You’re buying the HOUSE, not just the rate.
A great home in the right location may not still be available when rates change. Waiting for the “perfect” rate could mean missing the property that actually fits your needs.

📉 Refinancing may be an option later.
If rates decrease in the future and you qualify, you may be able to refinance. But remember—there’s no guarantee when or if rates will drop, and refinancing comes with costs.

📈 Waiting has a cost too.
If home prices rise while you’re waiting, a lower future interest rate doesn’t automatically mean you’ll get a better overall deal.

The goal isn’t to buy because rates are high—or to wait because they’re high.

The goal is to look at YOUR payment, YOUR budget, YOUR goals, and the opportunities available in today’s market.

Sometimes the market everyone is afraid of is the market where a prepared buyer has room to negotiate. 😉

If you’ve been waiting to buy because of interest rates, let’s sit down and run the numbers. You might have more options than you think.
