Buyer Tip! There are so many things to negotiate as a buyer. Here are some of the top requests we see:

Closing costs can seem like a lot, so talk with your lender about how much they estimate you’ll pay. Then know you can ask for concessions from the seller. There are several options for closing costs, so don’t be afraid to ask questions.

Home repairs are negotiable. Just ask! Talk with your agent about the repair list and what’s important to you.

Home warranties are something we recommend because they can offer protection to new homeowners. Anything can happen with a house, whether it’s brand new or a more established property.

Clients often ask for specific pieces to stay in a home or appliances to make the move easier on them. Sellers are sometimes happy to leave them as it’s one less thing to pack and move. Make sure you ask when submitting your offer - you might end up with a fully furnished house!

We are Foxfire.

What started as a farm name in 2000 has followed us the last 26 years.

We moved real estate firms in 2024 and started working out of Pulaski. Later that year, we personally moved our family to Giles County.

When Sherry first got her license in 2006, it was not an ideal time to be in real estate. She continued teaching, and many of her first clients were former students. Robert joined her in 2009 and Susan in 2018.

Over the years, we have been adamant that you can treat clients and customers like family. We don’t give advice or push a sale just to make a commission. We have clients that have worked with us for years on multiple transactions. And some clients have looked for properties for years (one client from Chicago was 5 years - settling an estate and finding a new home in TN).

With all three of us working for you, we look at every possible angle of a transaction and property to make sure it’s the best for you and your situation.

Now, Austin has come onboard with his license. Together, we are Foxfire.

This closed in about ~3.5 weeks.

Townhome / Condo markets can be tough right now, but this home was priced right and it showed. Excited for our clients to close this chapter!
