This Week Across the Palouse & LC Valley 🏡
One of the advantages of working throughout the Greater Palouse and Lewis-Clark Valley is being able to watch several neighboring markets at the same time. And this week is a good example of why real estate is local.
For September 14–20, the three markets moved quite differently:
Whitman County, WA: 11 new listings, 9 pending and just 2 sold. New inventory was down by 3 from the previous week, while pending activity held steady. That tells me buyers are still putting homes under contract even though fewer new properties came onto the market.
Latah County, ID: Only 3 new listings came on the market—7 fewer than the prior week. There were 8 pending sales and 5 sold. With considerably more homes going pending than coming onto the market this week, available inventory is something I'll continue watching closely.
LC Valley: This was the busiest of the three markets: 18 new listings, 25 pending, and 16 sold. Even with 6 fewer new listings than the previous week, pending activity increased by 7. That's a notable amount of buyer activity for one week.
What does this mean for you?
For sellers, fall does not automatically mean buyers have disappeared. Across these three markets, 42 properties went pending in one week. The right pricing, presentation and marketing still matter.
For buyers, don't assume that because summer is over you'll have the market to yourself. Some areas are seeing relatively few new listings while homes continue to go under contract.
And perhaps the most important takeaway: Whitman County, Latah County and the LC Valley should not be treated as one market. Supply and activity can look very different even though these communities are relatively close to one another.
If you're thinking about buying or selling, the question isn't simply, “How's the market?”
It's “How's the market for my property, in my location, at my price point?”
