📈 +29.4% YoY closings (34 → 44 in May) 🏡 142 active • 47 pending 💰 Median sold $702,500 (essentially flat) ⏱️ Median 96 days on market ✅ Sellers getting 96.5% of ask (up from 95.3%) 📊 3.5 months of inventory — balanced territory
Reading the temperature: 0–3 months = seller's market, 3–6 = balanced, 6+ = buyer's. PGI/BSI just slid from strong-seller into balanced over the last six months (40 sales per month against 142 active listings).
Translation:
▸ Sellers — price right and present well; you can still close at 96.5% of ask
▸ Buyers — you've got room to negotiate but in many cases it’s lessening
