A Saturday in Punta Gorda. 🚲🌴

One of my favorite ways to spend a Saturday when I’m home starts pretty simply — a beautiful sunrise, bicycle ride downtown with no real agenda.

The Farmers Market, a stop at Ciela's Boutique, lunch at Isabel and Annabel's Mexican Restaurant, and plenty of time riding along the harbor.

But it was all the little moments in between that really made the day…

German music at Fishermen’s Village for Oktoberfest. 🇩🇪
People walking, biking, boating and simply enjoying the day.

Little slices of Punta Gorda life that I happened upon along the way.

Nothing fancy. Nothing I needed tickets or reservations for. Just one of those days that reminds me how much I enjoy where I live. ❤️

Sometimes the best way to understand what it’s like to live somewhere is simply to spend a Saturday there. It’s the little things.

✈️ TACTICAL TUESDAY TAKEAWAY

“The whole is greater than the sum of its parts.”

This was part of our conversation this morning, and it stuck with me.

The basic idea is simple: when individual pieces work together, what they accomplish can be far greater than what each could accomplish on its own.

Real estate is actually a pretty good example.

A successful transaction isn't one great offer, one good inspection, one skilled agent or one perfect negotiation.

It's a lot of pieces working together — the right strategy, good communication, realistic expectations, strong relationships, problem solving and sometimes a little patience.

No single piece makes the deal. It's how all the pieces work together that gets you home.

And honestly, I think that applies to a lot more than real estate.

🌴 Thinking about making Florida home? There’s a date you may want on your radar: December 31, 2026.

Florida voters will consider a property-tax amendment this November that could significantly increase the Homestead Exemption beginning in 2027.

But there’s an important detail for anyone already considering a move to Florida:

If the amendment passes, people who are permanent Florida residents by December 31, 2026 would be eligible for the increased exemption when they establish a qualifying Florida homestead.

Become a Florida resident January 1, 2027 or later, and under the proposal you generally wouldn’t receive that larger exemption until your fifth year of homestead exemption.

That’s a pretty significant distinction — and one worth knowing about before December 31 rolls around.

If Southwest Florida has already been part of your plans, this may be a good time to start figuring out what making the move actually looks like. 🌴🏡

🏡 So… how’s the market?

Here’s my non-REALTOR-speak answer for Charlotte County right now:

Buyers have choices. Sellers have to be realistic. And interest rates are definitely part of the conversation.

Buyers are taking their time, comparing homes and negotiating. With rates where they are, that monthly payment matters — and an overpriced home is pretty easy to pass by when there are other choices.

For buyers, higher rates aren’t ideal, but more inventory means something we haven’t had in a while: room to breathe, think and negotiate.

The market isn’t bad. It’s different.

And different calls for a different strategy.

For me, real estate has always been about more than the transaction.

It’s about relationships, thoughtful service, and a genuine connection to Southwest Florida.

Long before real estate, flying gave me a front-row seat to people coming and going from this area — and somewhere along the way, I realized how much I loved sharing the place I was proud to call home.

I’ve chosen to keep my business intentionally personal so I can give my clients the time, attention and guidance they deserve. Quality of service matters more to me than volume.

I also want the way I do business to reflect how much I love this area — sharing Southwest Florida, supporting local businesses, helping people understand the different communities here, and being a resource when someone needs one.

That’s the kind of business I’m proud to build: personal, intentional, and rooted in the community I’m proud to call home.

Want to be in a new home for Thanksgiving?

The clock is already ticking.

Between finding the right home, negotiating an offer, inspections, financing and closing, the process takes time.

If Thanksgiving dinner at a new address is the goal, September is the time to start looking — not November.

And yes… somehow we’re already talking about Thanksgiving. 😂

I am taking a little trip on Friday so getting ready for that and Doug Carter treated me to an express facial at ästhetik skincare in Fishermen’s Village, and it was exactly what I needed. You can’t beat the view!

There’s something about planes lined up on the runway that always reminds me how many people are in transition—heading somewhere new, starting over, or coming home. My other passion of flying has me in contact with our amazing passengers as they navigate to and from SWFL.

I see the same thing every week in real estate here in SWFL. Different runway, same feeling—people deciding where life is going next.

It’s one of the reasons I love what I do here.
