🏡 THE INTEREST RATE YOU SEE IN THE HEADLINES MAY NOT BE YOUR ONLY OPTION.

As of September 24, the national average 30-year fixed mortgage rate is 7.03%, according to Freddie Mac. But depending on your financial situation, an Adjustable-Rate Mortgage (ARM) may offer a lower introductory rate. Current national averages for some ARM products are below comparable 30-year fixed rates, although the rate can adjust after the initial fixed period.

That difference can matter when you're calculating your monthly payment, purchasing power and overall cost of buying a home.

The takeaway? Don't assume today's headline rate automatically determines what you can afford.

A conventional fixed-rate mortgage offers the predictability of a rate that doesn't change, while an ARM can provide a lower initial rate for certain borrowers—but comes with the possibility of a higher rate and payment later.
