🏝️ LET’S CLEAR UP SOME TUCKERS COVE HOA RUMORS! 🏝️
Lately, we’ve had quite a few people come through Tucker’s Cove saying they’ve heard the HOA is going to be $1,000+ per month once the amenities open.
That is simply not accurate.
I wanted to put together an easy breakdown so everyone can see the actual numbers and, more importantly, what is included.
Depending on the home type, current HOA fees range from $299–$391/month. When the Exclusive Amenity Fee of $195.83/month begins, the combined monthly HOA + amenity fee will range from approximately $494.83–$586.83/month — not $1,000+.
👉 And an important clarification: the $195.83/month Exclusive Amenity Fee does not begin until the amenities are open and available for residents to enjoy.
There is also a separate $750/year Food & Beverage Fee associated with the future dining and beverage venues.
Your HOA includes quite a bit already, including:
🌴 Full lawn care — lawns, shrubbery & mulching
🌐 Fiber optic high-speed internet
🏡 Babcock Ranch Master Fee
🌳 Common area maintenance
🛡️ Manned front gate access
Townhomes also include exterior building maintenance & insurance, as well as reserves.
And then there’s the lifestyle these fees help provide. Amenities like pools, slides, lazy river, restaurants, fitness center, playground, dog park, tennis & pickleball courts, and much more.
I know there’s a lot of information floating around as Tucker’s Cove gets closer to opening these amenities, so hopefully this helps separate the facts from the rumors.
