You might not agree with this —
but Florida isn't all sunshine and rainbows... and not every real estate deal deserves to close.
And if that sounds different from what you usually hear — that’s the point.
So let’s talk about what gets skipped:
🤝 Not all realtors work the same way.
Some are transactional agents, which means they're NOT required to be loyal and confidential.
They're on both sides of the deal, focused on getting from showing → offer → closing as efficiently as possible. 🏎️
Others are advisory — as a single agent, we're making sure you know exactly what you're getting yourself into.
Neither approach is “wrong”… but the commitment, loyalty, and level of guidance are very different.
💬 You’re not always getting the full story.
Not always intentionally—but things get softened: traffic, water shortages, insurance, property taxes, assessments, and future development plans.
I like to be able to sleep at night, so compassion, local knowledge, and a reality check — that's what I bring to the table.
📞 Communication style matters more than people think.
Do you want someone fast and transactional
— or someone more hands-on, walking you through every detail?
There’s no right answer… but you do need to know who you hired.
🏗 New construction isn’t HGTV — especially with the wrong builder.
As someone who's grown up in the construction industry: delays, permits, inspections, and environmental restrictions are all part of the process. And if you're new to the area, there's the very real fear of picking the wrong builder.
If this sounds like you or someone you care about, comment BUILD. 🏡 I'm happy to share what I know.
🛠 And move-in ready? Never means problem-free.
Paint hides a lot, but detailed research + inspections reveal the full story.
🤝 When you're choosing your realtor, the good ones aren’t here to “sell you Florida.”
They’re here to help you understand exactly what you're getting yourself into.
Now I’m curious 👇
What’s something you wish a realtor told you before you bought?
Or something you’re worried about getting wrong?
Let’s help people in the comments. 💬
