A historic restaurant and marina is coming back to life on Matlacha thanks to a business owner on the island.

Let's cut through the headlines—here’s what's actually going on in Southwest Florida. 👇

Prices are coming down across Cape Coral, Fort Myers, Punta Gorda, Port Charlotte, Englewood, and Venice—and not by a little. If you’ve been watching the local inventory... home prices are dropping from $11,000 to over $50,000. 📉

I'm seeing:
• New construction + pool homes becoming more affordable.
• Price drops hitting daily.
• Buyers gaining more negotiating power.

And sellers—here’s the reality:
If you’re asking for $550K, when there’s a similar home at $519K and another at $450K the next street over… that’s your competition.

If you were a buyer, which home would you choose?

I want you to win on your sale. I want you walking away with enough to upgrade, relocate, or get closer to family.
But in this market, overpricing = sitting.

If you want to sell quick, you have to be priced and marketed the right way.

👉 Buyers—if you want me to send you the best deals I’m seeing right now, comment “DEALS” and I’ll share what I find.

👉 Sellers—if your home isn’t getting showings or offers, comment “HELP” below.
I won’t pitch you—I’ll just give you real insight.

Have you seen this? 👇

Maybe you’re seeing this from one of Florida’s more crowded spots—traffic, high insurance costs, and wondering where you can escape all the people, but stay in the state you love. ❤️‍🩹

Or maybe you’re watching from up north, just got back from a Florida vacation, and you’re thinking… “I could actually live here.”

Hi, I’m Hannah. 😊

I’ve experienced life all over Southwest Florida—Cape Coral, Sarasota, Bradenton, Fort Myers, Naples, Port Charlotte, Punta Gorda, and Englewood

—so I know how different each area is once you go beyond the listing.

So if you're struggling with 👇
• Selling your home in today's market
• Finding a home within your budget (out of a high-risk flood zone)
• Figuring out a city's infrastructure, cost of living, and insurance

Let's talk.

—because whether you’re staying or going, the best choice you can make is an informed one.

👉 Comment “RELOCATE” and I’ll break down the real pros, cons, and hidden deal-breakers for the area you’re considering...and share a few homes with major price drops. 📉

Here are 5 things Floridians do to survive the heat 🔥

• Use your AC like you use your heat up north.
Set it, respect it, and don’t play games with it. Get it serviced twice a year—spring (March–May) before the real heat hits, and fall (September–November) after it’s been fighting for its life all summer.

It’ll save you money, stress, and that one breakdown you absolutely don’t want in July. 😅

• Slowly acclimate yourself.
This isn’t the place to go from “never outside” to “midday beach workout.” Water and shade are your best friends. Ease into it. And if you start feeling chills, dizziness, nausea, or muscle cramps… get inside and soak up some AC ❄️, water, and electrolytes.

• If it’s too hot for your feet, it’s too hot for theirs 🐾
Pavement in the summer will cook your dog’s paws. Grass, shade, or booties — your pet and your vet will thank you.

• And the dress code?
Light, loose clothing, sandals, and do NOT forget an umbrella ☔️
During our rainy season — typically May through late September — random rainstorms and sunshowers will become a part of your daily routine.

I also never go anywhere without a giant cup of iced peach tea (but that’s just me).

• Bonus tip:
If you can avoid being outside between 12–4… do it. That’s peak “why do I live here” hours.
Get your workouts 🏃‍♀️ and outdoor chores done early or later in the evening.

Did I miss one? If you’re a long-time resident, tell us how you handle the heat in the comments. 💬
Even as a 5th generation Floridian, I’m still getting used to it 😂

You might not agree with this —
but Florida isn't all sunshine and rainbows... and not every real estate deal deserves to close.

And if that sounds different from what you usually hear — that’s the point.

So let’s talk about what gets skipped:

🤝 Not all realtors work the same way.
Some are transactional agents, which means they're NOT required to be loyal and confidential.
They're on both sides of the deal, focused on getting from showing → offer → closing as efficiently as possible. 🏎️

Others are advisory — as a single agent, we're making sure you know exactly what you're getting yourself into.

Neither approach is “wrong”… but the commitment, loyalty, and level of guidance are very different.

💬 You’re not always getting the full story.
Not always intentionally—but things get softened: traffic, water shortages, insurance, property taxes, assessments, and future development plans.

I like to be able to sleep at night, so compassion, local knowledge, and a reality check — that's what I bring to the table.

📞 Communication style matters more than people think.
Do you want someone fast and transactional
— or someone more hands-on, walking you through every detail?

There’s no right answer… but you do need to know who you hired.

🏗 New construction isn’t HGTV — especially with the wrong builder.
As someone who's grown up in the construction industry: delays, permits, inspections, and environmental restrictions are all part of the process. And if you're new to the area, there's the very real fear of picking the wrong builder.

If this sounds like you or someone you care about, comment BUILD. 🏡 I'm happy to share what I know.

🛠 And move-in ready? Never means problem-free.
Paint hides a lot, but detailed research + inspections reveal the full story.

🤝 When you're choosing your realtor, the good ones aren’t here to “sell you Florida.”
They’re here to help you understand exactly what you're getting yourself into.

Now I’m curious 👇

What’s something you wish a realtor told you before you bought?
Or something you’re worried about getting wrong?

Let’s help people in the comments. 💬

If you want more space, lake days, and mountain views — let's talk.

Because in the Peninsula at Lake James, North Carolina 📍 you'll find a mountain view that will NEVER change.

You'll get:

🏔 Unobstructed views of Shortoff Mountain, part of the Pisgah National Forest’s 500,000 acres of protected land. Nothing will ever obstruct your porch view. Ever.

🛶 Lake Access
You’re 3 miles from the boat ramp, with boat storage near the marina + restaurant.
Spend the day on Lake James, then come home to your place in the mountains.

🏠 A Builder-friendly Lot
1.63 acres with a gentle slope—meaning less prep work and lower build costs. Paved road frontage, access to a community well, underground utilities, and survey on file.

🌲 A community designed to stay beautiful.
Community pool, pool house, dock, established neighbors, and reasonable restrictions to protect your investment, all at $100/mo.

Plus, it's one of the few established gated communities that allows Airbnb/short-term rentals.
That alone puts it many people’s radar.

If you’re dreaming about building a mountain home — or an STR — this is your sign.
