Seven lots, 1/4 to 1/3 acre each, are clustered in the center of eight acres of common open space and are adjacent to two hamlet conservancy lots, 10 and 40 acres each. House plans have been created by Waterford architect Kevin Ruedisueli. Houses will be constructed by Purcellville custom builders John and Josh King of Country Living Associates. Either of two models can be built, each two-story, 1

800-2000 sq ft, with an open plan and 3-4 BR and 3 BA. Both models have full basements, and some lots allow a walk-out basement. Both options are currently priced in the mid $500Ks. For a traditional look, long life, and low maintenance, all houses and optional buildings will have HardiePlank siding, standing seam metal roofs, foam insulation, Andersen windows, tiled baths, hardwood flooring thought, and mahogany porch flooring. All interiors are designed and all buildings sited to provide southern exposure to most living spaces and maximum roof surface for optional solar energy generation. A heat pump will provide heating and cooling, with an underground propane tank for back up heating, water heating, and cooking. Geothermal heating is an option. Also offered are designs for a detached two-car garage with loft apartment, and a cottage (1BR 1 BA) for studio, home office, extended family, or rental.
