My work takes me from Prince William County all the way to the Wi******er area. I live in Loudoun County, rated tops in the best places to live! Northern Virginia is a beautiful place to live, work and play. No wonder SmartAssets named Loudoun the "Happiest County in America" for 2016 and Fairfax County #2! I live in Western Loudoun, with my husband and two sons, one in high school and one in elem

entary school. I am a proud supporter of our local little league and our new Virginia Baseball League team, the Purcellville Cannons. I also serve as Vice Chair for Loudoun County's Transportation and Safety Improvement Commission, allowing me to keep up to date on local Loudoun news, events and happenings. Whether buying or selling, let me help you get to your next place!

Pre-approval is as close as you can get to confirming your creditworthiness without having a purchase contract in place. You will complete a mortgage application and the lender will verify the information you provide. They’ll also perform a credit check. If you’re pre-approved, you’ll receive a pre-approval letter, which is an offer to lend you a specific amount, good for typically 90 days.

During the due diligence stage, you'll want to give every aspect of the transaction a once-over before closing. Among other things, you will want to review your appraisal and inspection before the due diligence period ends.

Do you know the difference? Assessed value is the amount your local government thinks your home is worth - this is what is used to determine property taxes. Appraised value is the amount a professional home appraiser thinks your home is worth. This amount is typically used by lenders when considering a mortgage application.

The first step is to find the right real estate agent to help you market and price your home. You will work with your agent – who will study the sales of homes similar to yours – to set the right asking price. You should give your home a deep cleaning before listing it and reduce clutter by getting rid of extra furniture, décor and personal items. After discussion with your agent, you may consider investing in any minor repairs they recommend to maximize profits. If you are ready today, let’s talk!

With so much in the news right now about the real estate industry, I’m sharing this great job description in case you ever wondered what we actually do.

One of the most important things we also do is work on and maintain amazing relationships (at least I do!) with everybody involved in the transaction. From the agent on the other side, to the photographer, the septic inspector, handyman or anyone else helping the transaction along. Without excellent relationships with these businesses, I know I could not do my job well and I am grateful for every single one of those businesses. I work very hard to surround myself with the best. Just like my clients depend on me to be honest and provide value, I lean on these people to do the same.

When we bought our house, we had a horrible buyer’s agent. They didn’t do a blessed thing except collect a check. I get why this perception is out there. I wasn’t licensed yet and swore I would never be like them. That was many years ago and thankfully I don’t hear too many stories like that anymore. We are very blessed in our region to have amazing agents who work very hard to look out for their clients.

So please don’t believe the sensational headlines, dig a little deeper into those articles and think of the value that your agent brings to helping you buy or sell your home, the biggest financial move you will ever make. Good agents are worth their weight in gold! 🏡

Listed below are 184 typical actions, research steps, procedures, processes and review stages in a successful residential real estate transaction that are routinely provided by full service real estate brokerages in return for their sales commission. Depending on the transaction and particular agent, some may take minutes, hours, or even days to complete, while some may not be needed.

More importantly, they reflect the level of skill, knowledge and attention to detail required in today’s real estate transaction, underscoring the importance of having help and guidance from someone who fully understands the process – a REALTOR®.

A house title denotes ownership rights: It is the bundle of rights that dictates who has legal or equitable interest in the property. It also details the limitations on ownership. When you purchase a home, a title company conducts a title search to ensure that the seller is the sole owner of the home and no one else has any legal claim to or against the property.

This market is hard for buyers. Harder for veterans wanting to use their hard earned and well deserved veteran benefit of a VA loan, and even harder to get a home inspection. Imagine all 3 at the same time.

Thankfully, I was able to get my wonderful veteran client under contract with a home inspection using a VA loan!! I am so over the moon excited for them and for being able to accomplish this, I almost feel like I won gold in the Olympics!! 🏆🏡🎉✅

If you want to use your benefit as a buyer or are a seller that would like to work with veteran buyers, please call me. I would be honored to help! 🇺🇸🇺🇸🇺🇸

I take this class just about every year so I can be up to date on any changes that might affect my clients who want to use their veteran eligibility. Here’s some quick info on the VA Loan. It is an amazing product for buyers and for sellers to consider when they are listing their property.

Don’t be afraid to accept a VA Loan if you are a seller!

If you have any questions about eligibility, rates, fees, etc, I would be happy to answer them! Bonus info: you can refinance in as little as 6 months for that better rate and it’s easier and likely cheaper than a conventional refinance! 🇺🇸🏡❤️🇺🇸

Worried about getting a mortgage if you work for yourself? If you’re self-employed, the loan approval process will be somewhat similar to that of a W-2 salaried applicant. You’ll need to provide certain documentation to verify your employment income and prove to the lender that you’re a creditworthy fit for a mortgage in general and a certain sum. We can recommend a lender today and get you one step closer to homeownership!
